The Governing Mayor of Berlin, Michael Müller: “With the Upbeat, a Berlin office has created a forward-looking design. Kleihues + Kleihues’ concept is architecturally imaginative and technologically sophisticated. Networking and digitalization are now integral components of a modern corporate headquarters. The complex on the charming waterfront location at Nordhafen will be an urban landmark. The Upbeat sets standards for the development of Europacity. In the meantime, many Berliners have found a new home here. In Europacity, residential construction is a perfect fit for the settlement of international companies. Both together as a contemporary form of Berlin’s mix further increases Berlin’s attractiveness as a location for families as well as for companies.”
Andreas Quint, CEO of CA Immo added: “With the Upbeat, we are already realizing the tenth building in Berlin’s Europacity. Berlin is one of the most attractive real estate markets in Germany, and our early strategic focus on this market is once again proving to be correct with the conclusion of the 15-year lease for this building. Upon completion in 2025, the Upbeat will make a significant contribution to our rental income and also further improve our key figures – e.g., FFO 1. But the signing of the lease this spring also confirms that, despite the COVID-19 pandemic and the trend toward mobile working, the office will remain the central place for collaboration, communication, and knowledge transfer for companies in the future. We are therefore very pleased to have won DKB, a modern, strongly future-oriented company, as a tenant. Together with DKB, we will now implement both the building’s innovative technical concept and the modern space program for the DKB campus planned here.”
Stefan Unterlandstättner, CEO of DKB: “For us, the DKB campus is a milestone in our more than 30-year success story. As one of the largest employers in the city and a financing partner for Berlin’s business community, we are making a long-term investment in Berlin as we strive to become a sustainable technology company. We want to grow continuously and live up to our claim as the most sustainable bank among the top 20 in Germany with the energy-efficient design of this state-of-the-art building. With the DKB Campus, we are setting the course for a successful future for DKB, both strategically and operationally, with a working environment that meets state-of-the-art digital as well as structural requirements.”
Upbeat - Highlights of the development
Upbeat, in a prime location, marks the urban start to Europacity, visible from afar. The building features a high degree of visibility and excellent accessibility. In Europacity, considerable investments have recently been made in infrastructure as well as in high-quality residential and commercial space, and the location has thus developed into an attractive, dynamic, and preferred environment for work, leisure, culture, and living.
Designed by renowned Berlin architects Kleihues + Kleihues, Upbeat features modern and organic architecture with three different building heights, expansive roof terraces, and a large, open, and transparent lobby. The basement takes advantage of the site’s topography and allows for a delivery zone separated from the public, as well as a spacious underground parking garage. The building has both a main public entrance directly from Heidestraße, and another entrance on the west side of the building with a pick-up/drop-off area for taxis.
The building’s flexible floor plans allow for efficient office concepts ranging from cubicle offices to combined solutions and open space concepts. The high degree of flexibility of the space makes it easy to adapt to future tenant needs as the way traditional office space is used continues to evolve.
