Alfons & alfreda and aam2core launch TESTA at Airport Berlin Brandenburg BER

The Düsseldorf project developer Alfons & alfreda presented the new TESTA in Schönefeld together with its joint venture partner aam2core in Berlin: In the area between BER and the lively southeast of Berlin, an extraordinary quarter is to be created that corresponds to the future vision of a sustainable and modern working environment.

The consistently sustainable idea is seen in the choice of materials, state-of-the-art building technology as well as in design components and biodiverse green areas. The ensemble, with an area of 45,700 m², consisting of three office buildings and a hotel complex, is being built around a green square with its own restaurant, local amenities and gym. Spacious, smart office spaces in a stimulating as well as relaxed environment of forest and heath create a unique working environment.

Over the past two years, the developers and architects have been working on this sustainable product: TESTA (Latin for brick) is the namesake and symbol of their vision for sustainable and humane construction. The façade is created from over one million recycled bricks. From the smallest unit, the individual brick, to air conditioning, water management and the integration of electric mobility, TESTA sets
standards and shows what contemporary architecture can achieve. The sustainable concept is continued by the use of modern heat pumps, photovoltaic surfaces, a wastewater heat recovery system and numerous solar façade components, which makes it possible to completely do without fossil fuels. Thanks to these and numerous other energy-related measures, the TESTA achieves today's highest KFW 40 standard, is to be certified DGNB as well as LEED Platinum and fully complies with the requirements of the EU taxonomy (according to Article 9). Especially in times of sharply rising energy prices, tenants in the TESTA enjoy significant savings on additional costs, since around 60% of the heating and cooling supply can be covered by self-generated energy.

The idea of sustainability is not only reflected in the clever choice of materials and smart technology, but also in the design. The calm perforated façade, interspersed with striking round arches, is both a frame and a contrast for the outdoor areas, which are designed in the style of the Brandenburg heath landscapes. This combination of building and environment creates a contemporary and timeless aesthetic, which is the prerequisite for a long and
sustainable use cycle.

TESTA's holistic concept continues on the inside: raw, robust surfaces and versatile surfaces that can be adapted to the requirements of an individualized working environment are the basis for long-lasting appeal and durability. The spaces will use a variety of smart and efficient solutions designed to minimize the ecological footprint and maximize the
well-being of users.

Planned completion Q3/2025.

The tenant Tristar will then operate the hotel as Hampton by Hilton.

As developers, the TESTA project is the responsibility of Alfons & alfreda AG in a joint venture with aam2core Holding AG and an investment consortium led by the Family Offices Fontas and Mogk. The office marketing is carried out by the broker Savills Berlin.
