The B9 office building is now the twelfth new building on the “AM OKTOGON” campus in Germany’s largest technology park. immobilien-experten-ag. (immexa) as project developer and client representative laid the foundation stone for the sustainable and energy-efficient building on Hermann-Dorner-Allee in Berlin-Adlershof.
The new building has a rental space of approximately 2,500 square meters, spread over five floors of approximately 500 square meters each. In addition to office use, the new building is also suitable for physical laboratories. The rent starts at 15.70 Euro net cold per square meter and month for a high-quality finishing standard, even including Cat7 data cabling; it is thus significantly below the average rent for office properties in Berlin. Completion of the building is scheduled for autumn 2023.
The buildings do not require supports on the inside, which allows a very flexible room layout. Thus cell, combination or open space room concepts can be implemented according to tenant requirements. The new building, like all new office buildings on the campus, will be certified with the world’s most widespread sustainability standard LEED, at the gold level. Tenants thus benefit from ecological quality and low operating and ancillary costs.
In terms of service partners, immexa is also relying on a proven team for this new campus building. The master plan for the campus, as well as for the B9 office building was created by the Berlin-based architectural firm GBP Architekten GmbH. The turnkey construction of the new building has been entrusted to Adolf Lupp GmbH + Co., based in Hesse. KG commissioned as general contractor; it has already built the neighboring new buildings. The borrowed funds were provided by Berliner Sparkasse, which has assisted as financing partner since the project’s inception more than ten years ago. The almost identical construction with the neighboring buildings and the proven service partners in planning, construction and financing lead to a high degree of schedule and cost security, even in the currently very volatile times, and leads to the attractive rental offer.
The laying of the foundation stone represents a milestone, since the B9 office building completes the southern part of the campus ensemble. Another five new buildings are planned in the northern part by the end of 2025 / beginning of 2026. When completed, the AM OKTOGON campus will have more than 85,000 square meters of gross floor space. “As of today, almost 65% have been built or are under construction. More than 70 tenants are already located on campus,” explains Mareike Lechner, Director of immobilien-experten-ag. “What makes the campus so attractive, also in terms of attracting employees, is the proximity to the mathematical and natural sciences faculties of Humboldt University, private universities and the internationally renowned non-university research institutions, which can be found in the Technology Park. In addition, more than 1,200 companies have already settled at the site.” Another advantage of the site is the connection of the campus to powerful networks. Thus, for example, Adlershof’s fiber optic network has been upgraded to 100 Gbt/s. Together with the 5G campus network, it provides the best connectivity within a radius of 1,000 kilometers.
