Vonovia is closing a gap between buildings in Berlin-Kreuzberg: The construction company is building 30 new apartments and a daycare center on a former parking lot at the corner of Dudenstraße and Eylauer Straße in Berlin-Kreuzberg. The six-story new building leaves space for a landscaped courtyard. The leasing of the 30 to 70 square meter apartments is scheduled to begin in the first quarter of 2023. The builders and craftsmen now celebrated the topping-out ceremony.
Katharina Weidlich, Regional Manager of Berlin Center, says: “In Berlin’s inner city, attractive living space is known to be in high demand. I am therefore all the more pleased that we have been able to successfully implement the concept of re-densification with the project on Dudenstraße and that more people now have the opportunity to live in the Tempelhof suburbs. Where previously a parking lot caused heat buildup in the summer, we are creating space for ecologically build rental apartments, a daycare center and green space. The only thing parked here now are bicycles.”
The new building connects to the surrounding residential buildings and provides play space in the courtyard for the neighboring daycare center. This will additionally be irrigated with rainwater collected on the roof and replanted with trees. Ten three-room apartments, each with around 72 square meters, and 20 one-room apartments, each with around 30 square meters of living space will be available for rent on the property. All apartments are accessible barrier-free via an elevator and have balconies facing south. The construction company Goldbeck has taken over the execution of the structural engineering work in resource-conserving modular construction.
Dietmar Rekow, head of Goldbeck’s office and residential building branch in Berlin, says: “The Dudenstraße project fits into the neighborhood development and shows how re-densification can have a positive effect on the surrounding area. Taken on their own, the gaps between buildings are manageable, but in total, there is substantial spatial potential in these building land reserves for Berlin. We are characterized by the elementary construction method, which enables a fast construction time and has also proven its advantages in this project. Due to the high degree of prefabrication, assembly on the construction site then takes place efficiently and with the least possible noise.
Photovoltaic system and tenant electricity
The new residents will benefit from the use of renewable energy to generate heat and electricity. An air heat pump is supplemented by a large-scale photovoltaic system on the roof. The latter offers tenants green electricity on special terms.
