ARCADIA Investment Group acquires 2.5 acre property at "gatelands" business park

The PARCADIA BER Projekt GmbH, a project company of Leipzig-based ARCADIA Investment GmbH, has acquired a 10,140 m² (2.5 acres) lot on the "gatelands" site at Businesspark Kienberg near the new Berlin Brandenburg Airport (BER) and will build a parking garage with about 1,500 parking spaces. The seller was gatelands Projektentwicklung GmbH & Co. KG, headquartered in Schönefeld, a joint venture of OFB Projektentwicklung GmbH and the Kolb + Partner Group, which owns the business park at the entrance to BER.

The site will house "Northgate," the first parking garage for "gatelands." The projected multi-story car park will be built using a steel skeleton structure with precast concrete elements and will have a profiled glass facade with design elements made of colored sheet metal as well as a landscaped roof. The approximately 1,500 planned parking spaces will be distributed over twelve half-levels. Thanks to the very pragmatic cooperation of the authorities of the Dahme-Spreewald District, the building permit for the project has already been granted. Mittelbrandenburgische Sparkasse is providing the overall financing of the project.

The adjacent "gatelands" business park will offer hotels, offices, services, and retail space and is being built on a 100,000 m² (25 acre) site in the immediate vicinity of the new capital airport BER. Altogether, planning permission has been given for buildings at "gatelands" to offer a total floor area of approx. 250,000 m² (2.7 million sq. ft.). Due to the premium location at the future BER just outside Berlin, the short distances to the city center of Berlin, and connections to the A 113 (Berlin City) and the A 10 (ring road) motorways, and the rights to improve the site already secured with a fixed development plan, the site is becoming one of the most attractive development locations around Berlin, in particular due to the demand for space on Berlin's tight commercial property market.

In addition to various office buildings for individual users, several hotels will also be built. The B&B Hotel Berlin-Airport has already opened. Hotel developer Moxy already has planning permission for a lifestyle hotel and an application to develop approx. 15,000 m² (161,000 sq. ft.) of office space has been submitted. The "gatelands" business park also includes about 20,000 m² (5 acres) of woodlands with ponds and green areas.
