HIH Projektentwicklung sets up Zalando headquarters at Berlin Media-Spree

HIH Projektentwicklung (HPE) will start the construction of Zalando's new Berlin headquarters (BHQ Z) in April 2020. The new building will complement the two existing headquarters buildings (X and O) at Zalando's campus in Berlin. HPE is assuming overall responsibility for the project funded by Warburg-HIH Invest Real Estate (Warburg-HIH Invest). BHQ Z at Berlin Media-Spree will offer a total of 12,900 m² for lease. The underground parking garage will offer 28 parking spaces with e-charging stations and 108 bicycle parking spaces. The new office building is intended for an individual fund of Warburg-HIH Invest. Once completed in the second half of 2022, the property will be let to Zalando on a long-term basis.

HIH Projektentwicklung will be adhering to the strict sustainability criteria of all buildings on the Zalando Campus by erecting a seven-story property with a gold DGNB sustainability certificate. BHQ Z will be operated exclusively with green electricity and offer Zalando's employees not only a contemporary office space, but also a roof terrace, fitness rooms, prayer rooms, parents' rooms, open work areas, and relaxation areas.

Raimund Paetzmann, Zalando's VP for Corporate Real Estate, adds: “With BHQ Z and its minimalist design, we want to reflect our open and creative home in Berlin. Our new campus in Berlin has a total of 100,000 square meters, which leaves a lot of space for projects, creativity, and flexible work. The ground floor at BHQ Z will be open to the public. Exhibition space, showroom areas, and pop-up shops are options as is a café. Offices today have to offer multifunctional living and working areas, with space for teams and meeting rooms that make it possible to work in ways that suit employees best."

Hans-Joachim Lehmann, Managing Director of Warburg-HIH Invest, adds: “With the BHQ Z, we have been able to add a highly attractive office property with a solid tenant to our portfolio. It is one of the last available building plots at Berlin's Media-Spree development. A location that offers great development opportunities with its waterfront properties that you won't find in other comparable cities. The new building will also be built using the current state of building automation and technology and will prove the sustainability of our real estate investment with a gold DGNB certificate."

Zalando's Berlin headquarters is located on Valeska-Gert-Straße on the banks of the Spree in the Friedrichshain-Kreuzberg district. The attractive inner-city office location Media-Spree is characterized by its very good connection to local public transport, as well as its good visibility and proximity to water.
