The Berlin project developers immobilien-expert-ag. has substantially revised their master plan for the “Am Oktogon” campus, which is being built on Rudower Chaussee in Berlin-Adlershof, within the framework of the permanent development plan. With 17 new buildings and a revitalized shed roof building with adjoining office wing, a total of around 81,000 square meters of gross floor space is now being created. Compared to the original planning, this will mean an extension of around 26,000 square meters of gross floor area, which corresponds to an increase in the project volume of around 47 percent. In addition, a separate car park with 250 parking spaces will be built on the "Am Oktogon" campus.

"The fact that Berlin-Adlershof is experiencing uninterrupted tenant demand should no longer be a surprise on the now very tight Berlin commercial rental market," says Mareike Lechner, COO of immobilien-experten-ag. “That's why we decided to increase space efficiency with the new master plan for the "Am Oktogon" campus.”

Immobilien-experten-ag is developing areas for use as office, production, service, laboratory, and warehousing on the approximately 55,000 square-meter plot of land with the "Am Oktogon” campus. Four of the now 17 planned new buildings are already completed and largely rented. “The experience of renting our already completed buildings and existing inventory shows that the market is increasingly demanding office space. When we were revising the master plan, we therefore increased the share of office space," says Lechner.

B3 office/laboratory building completed according to plan
Initial tenants of the B3 office/laboratory building on the "Am Oktogon" campus can move in after only ten months of construction. The building has a total rental space of around 2,200 square meters spread out over five stories. The new building is identical to the already completed and fully rented buildings B1 and B2. Like the two neighboring buildings, the new B3 building is also expected to be awarded the "LEED Gold" sustainability certificate from the U.S. Green Building Council.

immobilien-experten-ag. is opening their new project office in B3. In the future here, prospective tenants will be able to learn about the current rental offers and get a clear impression about which different expansion variants are possible in the rented areas on the "Am Oktogon" campus.

In addition to the "Am Oktogon" campus, the Campus-Hotel Adlershof, a modern exhibition and conference hotel and the OfficeLab-Campus Adlershof, a future-oriented office complex, are among the current project developments of immobilien-experten.ag. Both projects are located directly between the Adlershof S-Bahn station and the new Allianz building.
