The shell of the B7 office building at the “Am Oktogon” in Berlin-Adlershof with an excellent connection to the new capital airport has been completed.

A new topping-out wreath has been flying above the “Am Oktogon” campus in Berlin-Adlershof since yesterday. After only about three months construction time, the shell of the B7 office building was completed by Adolf Lupp GmbH + Co. KG as general contractor. Due to the coronavirus, the 9th campus topping-out ceremony took place exclusively among the construction workers, whose hard work and dedication made the short shell construction time possible.

The new B7 office building is located on Hermann-Dorner-Allee and has a total rental space of around 2,000 square meters spread across five floors with around 400 square meters of rental space each. Rental prices start at a high-quality development standard with 14 euro net cold per square meter per month. This is inexpensive compared to the competition and thus also offers very attractive conditions to companies that are now having to adapt their business models due to the current pandemic situation. The new office building is scheduled to be completed in March 2021.

The Berlin-based architectural firm GBP Architekten GmbH planned the building, embedded in the master plan for the entire campus, with high demands placed on functionality and quality. “Thanks to the arrangement of the development cores, combo and open-plan space concepts can be easily realized in the new B7 building, depending upon tenant requests,” Gunter P. J. Bürk, Managing Director of GBP Architekten, commented. Certification with the LEED Gold sustainability standard guarantees tenants environmental quality and low operating and ancillary costs.

Around 30,000 square meters have already been leased on the campus. When completed, the campus, comprising 17 new buildings and one existing building, will have a gross floor area of 85,000 square meters. The “Am Oktogon” construction work is expected to be completed by 2025.

They are able to benefit from a great deal of networking and the creative environment at the Adlershof location,” Mareike Lechner, chairperson of immobilien-experten-ag, commented. Europe’s largest technology park is currently home to around 1,200 companies with around 23,500 employees.

Lechner expects the next boost in demand to come from the opening of the BER Airport in late October of 2020: “With the start of flight operations, many companies will find Adlershof at the first motorway exit on the road between the airport and downtown Berlin. The associated time and cost advantages will once again significantly increase the value of the site. A dedicated multi-level parking facility with 353 parking spaces will help meet the resulting mobility needs.
