It is one of the most dazzling construction projects in the southeast of the capital. BRAIN BOX BERLIN will be an unmistakable, landmark building with a green campus and a prime location between the new BER Airport in Schönefeld and central Berlin, surrounded by heavy hitters in science and research in Adlershof. Just six and a half months after the cornerstone was laid in the presence of high-ranking representatives from politics and business, the top rafter of the 400-meter building ensemble among the A 113 has now been placed. The project will add 24,000 m² (258,000 sq. ft.) of high-end, freely configurable rental space to a tight Berlin market that will serve as a workplace for almost 1,800 people working in offices, administration, research and development, and small-scale production.

"We are very pleased that we have completed this construction phase as planned and without any hiccups after little more than half a year. This is an important milestone thanks to the excellent cooperation of all involved. Once completion by mid-2020, BRAIN BOX BERLIN, with its 34 m (111 ft) tower, will become a landmark to every passenger leaving BER on their way to Berlin," Dirk Germandi, Managing Director of PROFI PARTNER Projekt GmbH, said at the topping-out ceremony.

Oliver Igel, the district mayor for Treptow-Köpenick, further added at the ceremony: "The new construction project is a great addition to the Adlershof location, not just because of its versatility and size, but also because of its wonderful campus character. Development here is continuing its steady upswing. New companies continue to settle here; we now have more than 1,100. They benefit from the proximity to major higher education institutions, from fast access to the city, and a vibrant selection of housing, public institutions, and service providers."

"If the new BER airport begins operations shortly after the completion of this construction project, the good accessibility we already enjoy here at Adlershof will improve by leaps and bounds," Professor Engelbert Lütke Daldrup, Managing Director of Flughafen Berlin Brandenburg GmbH, said at the ceremony. "Projects such as the new BRAIN BOX BERLIN are also giving an important boost to the airport region. The new tenants are not only potential passengers at the airport, but also potential employers of the airport region. We already have some 21,000 people earning their livelihood at and around the airport. We expect that to jump to 65,000 jobs over the next 15 years."

At the forefront of BRAIN BOX BERLIN is the concept of a green campus: open-plan courtyards and spacious grounds with lawns, trees, and seating will provide employees with an indispensable work-life balance, providing opportunities for retreat and relaxation, as well as space for working and meeting outdoors. Similarly, the Johannisthal/Adlershof nature park directly across the street will also serve as space to take a break and relax. The centerpiece of the innovative office campus is the integrated restaurant with approximately 700 m² (7,500 sq. ft.) and its own esplanade. It will provide guests with creative dishes and snacks of the highest quality and freshness. Further areas on the ground floor are intended for use as shops, trade or production spare, daycare, and gyms.

For the future world of work, fiberoptic high-speed internet will offer speeds of more than 5 GB/s with free Wi-Fi hotspots throughout the campus. Not least, this will benefit the various workers using the new flexible office space at BrainBox OfficeWorking. "Other tenants want to participate in co-working. This area is one of the most attractive in the entire complex," says Dirk Germandi. The modern mobility concept behind BRAIN BOX BERLIN provides for 229 parking spaces in the 9,483 m² (102,000 sq. ft.) underground parking ground, plus ten additional parking spaces on the street. In addition to bicycle parking spaces, it will also offer 20 charging stations for e-cars, including ten fast charging stations, as well as sufficient sockets for e-bikes.

About BRAIN BOX BERLIN

The office and commercial building on Eisenhutweg 120, developed by PROFI PARTNER Projekt GmbH at a cost of €110 million, will offer maximum flexibility for a wide variety of office configurations. The smallest unit will be just 149 m² (1,600 sq. ft.), while entire floors of up to 3,074 m² (33,000 sq. ft.) can also be leased. The rent starts at €16.50 per square meter with very low operating costs; currently, 30% of the available space has been taken. The design by Thomas Müller Ivan Reimann Architects impresses with its elegantly curved façade with a color gradient in the elements, while floor-to-ceiling windows and glass balustrades give the offices light and wide sightlines. The general contractor for the construction of the building, which commenced in October 2018, is Ed. Züblin AG, North Division, Berlin.
