OVG Real Estate builds a landmark in modular wood-hybrid construction at the Berlin Südkreuz railway station

On a 10,000 sqm plot at the Berlin Südkreuz railway station, OVG Real Estate is starting its latest office building project in the capital.

The new office ensemble is to be built using a wood-hybrid construction. The buildings, designed by Tchoban Voss Architekten, comprise a block construction with atrium and a standalone building, both framing a new city square. The atrium building offers 22,000 sqm of total rentable space, the solitary building 8,000 sqm. The ground floors will offer space for gastronomic and commercial use to further revitalise the urban area. Construction is expected to begin in January 2018 with completion planned for the fourth quarter of 2019.

Martin Rodeck, Managing Director of OVG Real Estate in Germany: “The Südkreuz location is developing into a first-class office location because of its optimum rail connections and link to the city’s peripheral motorway. Thus, it is not only due to the current situation in the Berlin office market that already at this early stage there is such an unusual demand for the spaces. In the coming years a business centre will emerge here that will be comparable with any other inner-city location.”

With this project, OVG Real Estate underlines its claim for sustainability and well-being for its modern, future-oriented buildings. The natural building materials are completely recyclable following the “cradle to cradle principle”; concrete use is held to a minimum. Block heating plants supply efficient heating. Also, numerous e-mobility parking spaces are to be installed. The pre-certificate of the German Sustainable Building Council (DGNB) in platinum has already been confirmed while the WELL gold certificate is sought after.

Exposed wooden load-bearing pillars and beams will contribute to the high amenity value. An intelligent technological building infrastructure will set new standards. The development leads away from the typical desk and toward open work spaces. Large open plan offices provide room both for open space solutions promoting communication and for allowing retreat areas for working intensively, team conference rooms and special zones for informal exchanges, like lounges and coffee zones.

Rental spaces starting at 400 sqm are planned in the event of a multi-tenant lease arrangement. However, a single tenant lease is also possible.

Martin Rodeck said about the innovative wood-hybrid construction: “Wood is significantly advantageous as a building material, both in terms of a healthy working environment and the CO2 footprint of the building as well as its efficiency. The construction time is shorter and the office spaces with OVG’s technological equipment can be let for a lower rent than it would be the case with other projects, which are in a location with similarly convenient transport connections. The wood architecture also offers an aesthetic benefit for the railway station square.“
