Sirius 21 was planned and built by DIE Deutsche Immobilien Entwicklungs AG (DIEAG) in the prosperous residential and office location of Neu-Schönefeld not far from the newly opened Berlin-Brandenburg Airport. The complex was handed over to Quantum Investment Management GmbH on December 18, 2020 as planned. A four-story residential building with a total of 2,960 m² of living space, divided into 48 rental apartments, was built on the approximately 3,495 m² property along Angerstraße. It took just 22 months to complete the project, from March 2019 to December 2020.
Robert Sprajcar, CEO of DIE Deutsche Immobilien Entwicklungs AG says: "Sirius 21 meets the usual high quality standards while at the same time offering affordable rent, in line with our other residential projects at the Neu-Schönefeld location. The realization took place according to plan and was delivered on-time and on-budget. […] With the completion of Sirius 21, DIEAG is successfully continuing our work as a developer in Neu-Schönefeld and are now concentrating on the completion of the final construction phase of the Sonnenhöfe residential complex with a further 240 residential units and the Mizar Gate Office complex with a total of 20,000 m² of office space until the 3rd quarter of 2021."
The Sirius 21 residential complex was built in solid construction, using modern materials and intelligent building technology, which helps ensure low utility costs for tenants. The heat supply via a district heating connection is regulated based on outside temperature, so that only the amount of heat actually required in the individual areas of use is provided. Facade insulation and soundproof windows ensure a pleasant living environment at any time of the year or day.
All of the apartments have balconies or private terraces as well as modern fitted kitchens. Each of the three building entrances has an elevator. The green outdoor areas offer not only bicycle storage facilities but also a children's playground. The tenants will also have access to 48 new parking spaces for public use in front of the building. The residential complex is located in a particularly quiet part of Neu-Schönefeld, but is also well connected to the city by public transport.
Back in October 2020, Courtyards A and B, the first two of three at Sonnenhöfe were handed over to an institutional buyer. They offer 319 of the total 559 units being built at the complex. The Sonnenhöfe project is a joint venture of DIEAG with Eyemaxx Real Estate AG. The work on the third courtyard will also be completed by August 2021.
The first construction phase of the Mizar Gate Office will be completed in the course of the first quarter of 2021. Leasing activities have already started. In conjunction with the surrounding residential complexes, the Mizar Gate Office enables living and working in modern new buildings in close proximity to one another.
