The “AM OKTOGON” campus in Berlin-Adlershof expands with another building

On March 28, immobilien-experten-ag. celebrated the topping-out ceremony for the office building B9 on the campus for trade and technology "AM OKTOGON" in the presence of the district mayor of Treptow-Köpenick Oliver Igel as well as project partners and other guests. The energy-efficient five-story building in Hermann-Dorner-Allee in Berlin-Adlershof is already the twelfth new campus building and offers around 2,500 square meters of rental space. In addition to office use, it is suitable for physical laboratories. Completion is scheduled for the end of September 2023.

District Mayor Oliver Igel: “I am delighted to see how the Technology Park Adlershof is growing and thriving. Adlershof is a real success story that is made in Berlin and has developed into the most important science, business and media location in the capital. Around 35,000 people work and study in the approximately 1,270 companies, the faculties of Humboldt University and non-university research institutions. Appropriate space is needed for the growth of the location and the settlement of new companies and other bright minds. Real estate projects like the AM OKTOGON are important for the Technology Park Adlershof to continue to prosper.”

The shell of the building could be erected in just five months,” says Mareike Lechner, CEO of immobilien-experten-ag. "In addition to new inquiries, we are pleased to receive several lease inquiries from the 70+ campus tenants who are looking to expand with us. Due to the construction method without supports in the interior areas, our areas can be used very flexibly. Depending on the tenant's wishes, cubicle, combined or open-space office concepts can be implemented. With basic rents starting at EUR 16.60 per square meter net, we are also well below the Berlin average. Like all new office buildings on campus, the new building will receive LEED Gold sustainability certification. This environmental quality helps keep operating and utility costs low."

The new rental areas will be handed over in a high standard of fittings with Cat7 data cabling, whereby individual tenant wishes can be taken into account in the development. Tenants benefit from Adlershof's high-performance fiber optic network, which, together with the 5G campus network, makes the science and technology park the location with the best connectivity within a 1,000 kilometer radius.

The B9 office building completes the southern part of the "AM OKTOGON" campus. Five more new buildings are to be completed in the northern part by 2027, which will then complete the ensemble of more than 85,000 square meters of gross floor space. The master plan for the campus as well as for the new building B9 came from the Berlin architects GBP Architekten GmbH.
