QUARTERBACK Immobilien AG (QUARTERBACK) has successfully handed over the Darwinbogen residential and commercial quarter in Königs Wusterhausen to the buyer HIH Group (HIH). The project was realized by the Potsdam branch and represents the largest project jointly executed by both partners to date.
“With Darwinbogen, we have succeeded in implementing a project of considerable scale in a cooperative and reliable manner together with HIH. Particularly noteworthy is the collaboration on equal footing with all parties involved—from planning and construction execution to completion,” emphasizes Melanie Splichal, Head of the Potsdam branch.
Despite a longer weather-related winter break, the project was completed within the agreed construction period. A key factor in this was the consistently solution-oriented collaboration of all project partners. In particular, the close coordination with HIH, the general contractor Adolf Lupp GmbH + Co KG (Lupp), and the planning team contributed significantly to the smooth progress of the project.
“The Darwinbogen project shows that even under demanding conditions, very good results can be achieved through trust, transparency, and clear communication,” QUARTERBACK states.
A total of 295 rental apartments in 13 residential buildings, as well as a commercial complex with flexible-use spaces, have been created in Darwinbogen. More than half of the apartments are designed to be barrier-free. The quarter is complemented by a daycare center and additional commercial uses, rounding off the area both functionally and in terms of urban planning.
Thanks to its efficient construction method, the buildings consume 27% less energy than conventional buildings. The Darwinbogen project receives the KfW 40, DGNB Silver certification, and the QNG distinction, thereby meeting high standards in terms of environmental friendliness and energy efficiency. As a complete ensemble, it ensures sustainable neighborhood development. In addition to modern apartment layouts and fittings, future users benefit from a well-connected location in close proximity to Berlin as well as to key transport routes and local recreational areas.
The first tenant handovers will begin on May 1, 2026. Leasing will be managed by the in-house company RENTA Servicegesellschaft mbH (RENTA), which will support the gradual commissioning of the quarter.
“With the start of tenant handovers, the actual life phase of the quarter now begins. We are pleased to have created modern, affordable, and at the same time sustainable living space here,” concludes Melanie Splichal.
