SAP, a market leader in business software signs a second lease in Berlin’s Quartier Heidestrasse, increasing its space in the smart QH Track building ensemble to around 37,000 square meters. The listed company is developing the site in the Quartier Heidestrasse as a digital campus.

Optimally networked: Smart technologies for the comfortable quarter
A novel digitalization concept will be integrated as a key element in the overall neighborhood development. It consistently and comprehensively connects office users, future residents, retail, services, other services, and mobility infrastructure. After analyzing what is technologically feasible and the different needs, innovative digital modules were developed that can be freely combined both at the neighborhood and building levels, but also at individual commercial and office spaces and in the apartments. Depending on their individual requirements, users can put together a “Digital Ready” package that includes the option of implementing further add-on offerings. For the companies in the QH Track and their employees, it is an added value to be able to use all digital options and offers, including those of the surrounding area, via an app. That means: the entire quarter will become a unique networked campus.
QH Track is a striking office building ensemble 550 meters long with around 133,600 square meters of GFA, in which around three quarters of the office space in the Quartier Heidestrasse is concentrated. It will be built according to the designs from EM2N Architekten. Five towers up to 55 meters high structure the ensemble and provide a prominent address. Three different building typologies are realized here: “Warehouse” features ceilings up to four meters high as well as open concrete elements and “rough” architecture, while the “Pencils” type comprises the high-rise buildings and allows for plenty of wide views of the surrounding area. “Headquarters,” on the other hand, are designed to be leased to single-tenants and also open up the possibility of special uses.
Quartier Heidestrasse: Smart and environmentally friendly living and working
Quartier Heidestrasse is one of the city’s major project developments. Quartier Heidestrasse is a multifaceted, approximately 8.5 ha urban district being created right in the center of Berlin. All forms of modern work, life, and living are combined here: The six sub-projects of the quarter comprise a total of around 199,600 square meters of GFA of office and commercial space, including a hotel and a daycare center, as well as more than 940 rental apartments with around 95,400 square meters of GFA. The centerpiece of the quarter – QH Core – was already occupied in January 2021. QH Track and the entire quarter are scheduled for completion in 2023.
