spreewater invests in Berlin: New acquisition strengthens residential portfolio

The Berlin-based spreewater group is continuing its acquisition strategy and recently secured an attractive multi-family property in Berlin-Mitte/Moabit through an off-market deal. The property comprises 20 residential units with a total living space of approximately 1,000 square meters and is located in a popular inner-city area near Berlin’s central train station.

Compact living space with development potential

The unit mix is characterized by compact apartment sizes ranging from 25 to 65 square meters, with balconies in nearly all units. The corner building offers significant potential for comprehensive energy-efficient modernization. spreewater plans to modernize the heating system and renew the entire building envelope to enable a sustainable and future-proof use for residents.

Extension and densification in the Stephan-Kiez neighborhood

An additional recessed floor is planned to create more living space. The large plot also offers further potential for densification. To fully tap into this potential, spreewater is planning the construction of additional small residential units. This will help create much-needed housing in a highly sought-after central location.

The newly acquired multi-family building is located in Stephan-Kiez, a popular residential neighborhood in Berlin-Moabit, known for its excellent infrastructure and transport connections. The Birkenstraße subway station (U9) and the Westhafen S-Bahn station are just a short walk away.

Further acquisitions planned in Berlin

spreewater is planning additional property acquisitions in the capital in 2025. The focus will be on subdivided multi-family buildings with vacancies for individual sale as well as on non-subdivided properties for long-term portfolio investment.
