BAUWERT Aktiengesellschaft is building an attractive, mixed-use district on the site of the former Bockbrauerei in Berlin-Kreuzberg. “We would like to thank all the institutions involved in the planning,” says Dr. Jurgen Leibfried. “It is a pleasant task to be able to redesign this part of the neighborhood between Bergmannstrasse and Tempelhofer Feld.”
On the 13,000 square meter site between Fidicinstrasse and Schwiebusser strasse, a lively district with apartments, offices, culture and a day care center with a total usable area of approx. 31,000 square meters is to be created. The project is scheduled to be completed in the fall of 2025. A historic existing building on the site with a rental area of around 4,000 square meters is being sold to a cooperative so that affordable commercial space can be offered on a permanent basis for existing businesses, cultural workers and restaurants.
“After a complex planning process, we found a good solution for a demanding task together with the district of Friedrichshain-Kreuzberg,” says Leibfried. “The historic cellars of the brewery could be integrated into the project as well as the businesses and institutions already operating here. In addition, more than 220 apartments that are urgently needed in the district and around 11,500 square meters of new office space are being built for Berlin’s economic growth.”
In three buildings designed by Bonanni Gesellschaft von Architekten mbH, BAUWERT is constructing a total of 75 apartments / student apartments, including subsidized housing, as well as a day-care center, further rental apartments and 130 owner-occupied apartments. There is also an approximately 11,500 square meter commercial building by Tchoban Voss Architects, which is designed primarily for office use with retail/cafe on the ground floor. DGNB Gold certification is being sought for the office building.
The central concern of the planning is a diverse use concept in an open neighborhood structure. Attractively landscaped green spaces run between the individual areas of the district. They connect the different areas in a representative way and ensure a high quality of stay. The listed cellar vaults and the bridge structures protecting against rain were integrated into the planning. Therefore, the outdoor areas are not only pleasant meeting places, but also offer the best conditions for informal outdoor work.
Underground car parks with a total of 178 parking spaces are planned under the buildings on Schwiebusser Strasse. Partly covered, partly in the outdoor areas, over 500 spaces for bicycles are planned. Charging facilities are planned for e-mobility.
