Eleventh topping-out ceremony “AM OKTOGON” in Berlin-Adlershof

The “AM OKTOGON” campus in Berlin-Adlershof has grown by another building. In the presence of the Mayor of Treptow-Köpenick, Oliver Igel, and other guests, immobilien-experten-ag celebrated the topping-out ceremony for the eleventh new building on the site at the western end of Rudower Chaussee on December 01, 2022.

“This topping-out ceremony shows that development in Berlin and especially in Adlershof continues even when there is talk of a crisis elsewhere and fears of a standstill,” said Mayor Oliver Igel in his speech. “It is undoubtedly one of the advantages of this solidly planned campus project that it can be developed successively and steadily by the initiators.” Completion of “AM OKTOGON” is scheduled for the end of 2025/beginning of 2026.  

The new B8 building on Hermann-Dorner-Allee has a total rental area of around 2,300 square meters and is suitable for office and physical laboratory use. The rent starts at 16.60 Euro net without ancillary costs per square meter and month for a high-quality fit-out standard and is therefore more than 40 percent below the average of 28.50 Euro per square meter for current new office rents in Berlin. The turnkey construction of the new building has been entrusted to Adolf Lupp GmbH + Co. KG as the general contractor. Completion of B8 is planned for June 2023.

The high construction speed, but also the low asking price for rent compared to the competition, can be explained by the planning and construction process. “The campus is currently being built as a series of similar buildings with corresponding advantages in terms of speed and construction costs,” says Mareike Lechner, CEO of immobilien-experten-ag. “The service partners in planning and construction know exactly what needs to be done and when. This so-called repetition factor brings efficiency advantages that we are happy to pass on to our tenants.” Certification of the new buildings with the LEED Gold sustainability standard ensures tenants ecological quality and low operating and ancillary costs.

At the same time, high standards of functionality and quality guide the plans drawn up by the Berlin architectural office GBP Architekten – both for the entire campus and for the individual buildings. Due to the arrangement of the development cores, cell, combination and open-space room concepts with areas from 400 square meters are available in the new B8 building, depending on the wishes of the tenant.

In the final phase, the “AM OKTOGON” campus will have a total area of more than 85,000 square meters (gross floor area). “Half of this space has already been let,” reports Lechner. “Our tenants come from very different sectors. Depending on the location, there are many knowledge and technology-intensive companies among them. They benefit from the proximity to the Humboldt University, which is located in Adlershof with its science faculties, the overall future-oriented environment and the excellent infrastructure and very good transport links.” The Adlershof Science and Technology Park is considered the best connected place within a 1,000-kilometer radius thanks to its high-performance fiber optic network and 5G campus network, which Lechner says is a clear locational advantage for the development of new technologies.
