OFB, Instone and Kondor Wessels Wohnen celebrate topping-out ceremony for 537 apartments

Construction of the mixed-use urban quarter "Friedenauer Höhe" in the Friedenau district of Berlin is progressing: OFB Projektentwicklung (OFB), Instone Real Estate (Instone) and the general contractor Kondor Wessels Wohnen Berlin (Kondor Wessels) celebrated the topping-out ceremony for the first construction phase with 537 apartments together with the owner representative Quantum Immobilien KVG (Quantum), the deputy district mayor Angelika Schöttler and the craftsmen involved in the construction.

The Friedenauer Höhe project is being built on an approximately 60,000 m² site at Handjerystrasse 98 and Hauptstrasse 64 in Berlin-Schöneberg. OFB and Instone are building around 1,060 apartments in a first construction phase in a joint venture on Hauptstrasse south of the "Innsbrucker Platz" S-Bahn station. Quantum Immobilien KVG had purchased 537 apartments of the first construction phase for a small club of professional pension funds in a forward deal. The general contractor Kondor Wessels Wohnen Berlin has been commissioned to carry out the construction work.

The 537 apartments are being built in five residential buildings with seven floors and a living space of around 24,000 sqm. All apartments have a balcony, roof terrace, or private front garden with southern exposure. In addition, two underground garages with 135 car parking spaces and 810 bicycle parking spaces are planned. In terms of sustainability, the aim is to achieve the BEG efficiency house standard 55 EE. The first apartments are scheduled to be leased in the Autumn of 2023, with completion in 2024.

"Friedenauer Höhe stands for modern urban development. The combination of apartments, social infrastructure, shopping facilities and public and private green spaces with generous play areas is an asset to the city. The quarter makes an important contribution to the creation of new living space on previously unused derelict land,” confirms Angelika Schöttler, deputy district mayor and city councilor for building.

“Berlin's attractiveness is unchanged, more and more people want to live in the federal capital. That is why Berlin urgently needs new living space. With the mix of one- to three-bedroom apartments, we serve a segment that is in high demand and can thus contribute to easing the situation on the housing market," says Klaus Kirchberger, Chairman of OFB's Management Board. Vincent L. M. Mulder, managing director of Kondor Wessels Wohnen Berlin, emphasizes: "We are very pleased that the "Friedenauer Höhe" urban quarter is increasingly taking shape. The construction work is challenging but is still going according to plan. About the Friedenauer Höhe
The neighborhood concept for Friedenauer Höhe relies on a mixture of different use types. The project is part of the Hauptstrasse 64 / Handjerystrasse 98 development plan, which also includes 238 subsidized apartments and a daycare center run by HOWOGE Wohnungsbaugesellschaft mbH. The subsidized apartments have already been completed and the daycare center is also already up and running. In the first phase of construction, in addition to OFB's 537 apartments, another 396 rental apartments and 131 condominiums will be built, with Instone responsible for the development. In addition, OFB is building a high-rise office building with a gross floor area of around 20,000 sqm in a second construction phase on the site. In addition to approx. 15,000 sqm of office space, a large supermarket and gastronomic facilities to supply the quarter are also being built. A public park of around 10,000 sqm with playground areas is planned for the center of the district. A public cycle path creates a new east-west connection axis in Friedenau through the almost car-free district.
