Sustainable apartments with wood: start of construction for BUWOG DECK 3

The property developer BUWOG is starting to build three apartment buildings in Berlin using sustainable timber hybrid construction. The BUWOG DECK 3 construction project is the latest part of the multi-award-winning 52° Nord quarter on the banks of the River Dahme.

The total of 47 new condominiums have 2 to 5 rooms and living spaces of around 55 m² to 141 m². The focus of the apartments is on family-friendly apartments with 3 and 4 rooms. Depending on their location, all apartments have a balcony, terrace or garden area and are embedded in a green, landscaped complex.

Sustainable construction with innovative timber hybrid construction method

The project places the renewable raw material wood at the visual center and thus implements architectural sustainability in an attractive way. BUWOG is a member of KOALITION für HOLZBAU, an initiative for sustainable and modern construction with wood. BUWOG will build at least 20 percent of its development pipeline of around 55,000 apartments under construction and in planning with wood - an important part of the solution to save CO2 in new construction. The timber-hybrid construction method used for BUWOG DECK 3 significantly reduces the use of reinforced concrete. Instead, the renewable raw material wood is used: The innovative Dura-Patina timber façade of the buildings consists of naturally pre-weathered timber cladding. Silver fir from certified timber industry is used. The walls are also insulated with a natural material made from cellulose and recycled paper. With excellent insulation values, these low-energy houses comply with the current KfW-40-NH standard, which means that buyers can apply for subsidies and thus significantly reduce their monthly costs. BUWOG had already successfully implemented this timber-hybrid construction method in two other construction phases within the 52° Nord district, which were completed and occupied in 2020 and 2022.

The idea of sustainability runs through many of the details of these apartment buildings: For example, the roofs of BUWOG DECK 3 feature extensive green roofs, which can store rainwater and have a natural insulating effect. The nature-oriented concept also includes a special design of the outdoor areas with newly planted bushes and trees.

Environmentally friendly living space in the versatile 52° Nord district

Quartier 52° Nord has a total area of around 100,000 m² and has its own combined heat and power plant with efficient cogeneration, which is powered to a large extent by renewable energy from biomethane. The sustainable concept also includes a 6,000 m² water basin in which rainwater is collected according to the sponge city principle. It is biologically purified by the vegetation on the banks and can return to the natural water cycle through evaporation.
