Trei starts apartment rental in Winsstraße in Berlin

Trei Real Estate (Trei), an international project developer and asset manager for residential and retail properties, has started leasing the residential complex on Winsstrasse in Berlin. Trei is developing a new building with around 13,800 square meters of rental space over six floors on the site of a former supermarket. This will result in 187 rental apartments, a new local supply market on the ground floor and additional commercial space. Construction based on designs by the Stephan Höhne Gesellschaft von Architekten mbH from Berlin began back in March 2019. Completion is scheduled for the fourth quarter of 2022. Müller Merkle Immobilien GmbH has been commissioned with the initial leasing. Apleona Real Estate Management GmbH is responsible for the property management. Trei is investing around 68 million euros in the building complex.

The residential units have one to four rooms and are equipped with a fitted kitchen, real wood parquet flooring as well as underfloor heating. Most of the apartments have a balcony or terrace. A landscaped courtyard with a play area for children forms the focal point of the ensemble. The approximately 2,400 square meters of supermarket space on the first floor has been leased to EDEKA. Around another 300 square meters are divided among five small business units, three of which are already leased to an ice cream parlor, a café and a flower store. “We believe that the development of retail space has great potential for the creation of new inner-city living space. By integrating a local supplier, as we do in the majority of our projects, residents also benefit from short distances for daily shopping," says Pepijn Morshuis, CEO of Trei.

The property on Winsstraße is located in the Prenzlauer Berg district. "The residential area around Winsstrasse is popular with families and singles alike, and we have aimed our range of apartments towards them. The culture and event center Kulturbrauerei, the Mauerpark and numerous cafés, bars and restaurants are all very close by. The local supply with organic and supermarkets as well as the connection to public transport are ideal," says René Westerheider, Head of Asset Management at Trei. The tram stops Marienburger Straße and Hufelandstraße are also in the immediate vicinity. From there, Alexanderplatz can be reached in about 10 minutes and Berlin's main train station in around 15 minutes.

In Berlin alone, Trei currently has around 1,070 residential units under construction or at the planning stage, with an investment volume of some EUR 375 million. Leasing for a residential and commercial building on Fürstenberger Strasse in Berlin-Mitte began in July, and another project on Pappelallee was already completed in 2020. At both locations, single-story retail properties are being demolished and residential and commercial buildings are being constructed. In addition, Trei is currently planning and developing central residential real estate projects in downtown locations in Munich, Hamburg, Düsseldorf and Mainz. Additional furnished individual apartments for students are also being built in Wiesbaden.
