AIF Capital invests in an innovative parking facility at BER

The AIF Capital Group has acquired an innovative parking garage via a forward deal in the vibrant airport corridor of Berlin Brandenburg Airport (BER), setting new standards in technology and sustainability. The "Westgate" property will offer 668 parking spaces, including 14 charging points for electric vehicles. The building permit has already been granted, and completion is scheduled for Q1 2026. The operator will be Goldbeck Parking Services GmbH, which has signed a long-term lease agreement for 20 years. The Berlin-based real estate company MINERVA is the developer and seller of the garage. 

Location with Future Potential 

The parking garage is situated in the "Feelds" business park, a key development area with direct access to the BER terminal (1.9 km), the A113 motorway, and public transportation. The surrounding area includes office complexes, hotels, services, and retail – an ideal location for diversified parking revenue. Synergies exist with the nearby "Northgate" parking garage, also operated by Goldbeck. A complimentary shuttle service connects both sites with the airport. 

Sustainability and Innovation 

The new building relies on energy-efficient system construction from Goldbeck, which enables short construction times and high recyclability. The car parking spaces are equipped with e-charging infrastructure, which can be expanded if required. The glass façade in the stairwell and open construction methods promote natural ventilation and reduce energy requirements. Amphibian protection measures and a sustainable drainage solution were also integrated. 

Long-Term Partnership and Security 

The lease agreement with Goldbeck Parking Services GmbH has a fixed term of 20 years and includes an inflation-protection clause. “The Westgate parking garage combines location quality, technical modernity, and long-term planning security – an ideal investment in the future of the BER environment,” emphasizes Denisa Bonanno, Head of Investment at AIF Management.
