AVIÈR Development Celebrates Topping-Out Ceremony in Central Berlin

The Berlin-based project developer and real estate investor JAAS is celebrating the topping out ceremony of its new construction project AVIÈR at Ansbacher Straße 4, not far from the KaDeWe. On the approximately 1,175 square meter plot in the heart of City West, around 4,800 square meters of office and commercial space will be created across eight floors, along with an underground car park featuring an e-mobility concept. The building is being planned on the basis of the highest sustainability standards and meets the requirements of the DGNB Platinum certification as well as the ESG taxonomy. Thus, energy efficiency, resource conservation, and high quality of use are the primary focus. Completion is scheduled for the second quarter of 2027. 

"Today's topping out ceremony is an important milestone for us. With this new building, we are creating high-quality, sustainably designed office and commercial space at one of Berlin's most well-known locations, directly at Wittenbergplatz, one of the most frequented places in the city. The fact that we have achieved the DGNB Platinum pre certification shows that modern construction and ecological responsibility are not mutually exclusive," explains Alexander Scheinin, Managing Partner of the JAAS Group. 

The building was designed by Müller Reimann Architekten. The design focuses on a harmonious dialogue between the new building and the historical buildings in the surrounding area. The spaces are suitable for a single-tenant concept, but can also be leased very flexibly as smaller units or floor by floor in accordance with a multi-tenant concept. Due to the high foot traffic between Wittenbergplatz and Bikini Berlin (or Zoologischer Garten), the spaces on the ground floor are particularly well-suited for gastronomy, wellness and health concepts, or retail. 

Numerous nearby bus and subway stations, as well as the Zoologischer Garten train station, optimally connect the location to local and long-distance public transport. By car, Berlin Central Station can be reached in just 10 minutes, and BER Airport in about 30 minutes.
