BAUWERT AG has acquired the property at Tunnelstraße 41-42 on the Stralau Peninsula in Berlin-Friedrichshain. The approximately 3,200 sqm site is located directly on the waterfront and features a marina with 80 boat berths. The Stralau Peninsula, situated in the heart of Berlin between the popular historic neighborhoods of Friedrichshain and Kreuzberg and the Media Spree district, combines nature, history, and attractive residential areas, making it one of the most sought-after locations in the capital.
The urban and architectural design for the three planned residential buildings is based on the typical local development style, with three upper floors and a recessed penthouse level. Nearly all planned apartments will offer waterfront views. In total, around 4,000 sqm of residential space, approximately 45 apartments, and an estimated 45 parking spaces are planned. Preparatory construction work and the demolition of existing buildings are expected to begin no earlier than September 2025. Construction is scheduled to start in the first quarter of 2026, with completion anticipated in the third quarter of 2028.

The site has deep historical ties to the Hansa Shipyard, which was founded in 1911 and remained a cornerstone of Berlin's boat and yacht-building scene for several decades. The Geppert family, previous owners of the property, operated the shipyard and marina with 80 boat berths and provided various boat-building services.
With this residential development, BAUWERT is continuing the legacy of the Hansa Shipyard in a modern way: the marina will be preserved as a central feature of the project, maintaining the site’s connection to the maritime traditions of the Stralau Peninsula while integrating it into a contemporary usage concept.
The property's seller, the Geppert family, leaves behind a remarkable legacy that BAUWERT will now carry forward into a new chapter.
