On April 27, 2022, BAUWERT Aktiengesellschaft laid the foundation stone for Campus Square 1 in Berlin-Johannisthal in the presence of the Governing Mayor of Berlin, Franziska Giffey, and the Mayor of Berlin Treptow-Köpenick, Oliver Igel. Situated on a 6.8 hectare site directly next to Johannisthal S-Bahn station, an ensemble of six office buildings, a hotel with long-stay apartments, small shops, cafés, restaurants and a daycare center will be built by 2026. The site is located directly adjacent to the Adlershof Science and Technology Park and is therefore one of the most dynamic growth locations in Germany. The total rental area is around 140,000 square meters. That corresponds to around 15 percent of annual office leasing in Berlin.
The Governing Mayor of Berlin, Franziska Giffey says: “The new Bauwert AG building complex is planned to be in one of the most important innovation locations in Berlin, close to the Adlershof Science and Technology Park. Adlershof is a success story and continues to develop through the settlement of companies and the construction of commercial areas. This strengthens Berlin as a business location overall. This project also underlines the attractiveness of the south-east.”

The Campus is built according to plans by Eller + Eller, TCHOBAN VOSS Architects, Grüntuch Ernst
The Campus was designed by three Berlin architecture firms that have received multiple awards – Eller + Eller, TCHOBAN VOSS Architects, Grüntuch Ernst – as well as the renowned landscape planner Topotek 1, according to whose plans the high-quality outdoor facilities are to be made. “With the Campus, an address that is as attractive as it is functional is being created for modern companies, an open building with spacious terrace areas that will allow employees a special quality of stay,” says BAUWERT Board member Dr. Jürgen Leibfried. “In the outdoor facilities, employees can exercise, relax or meet for informal work. And our planners have also created the spatial conditions inside the building to make everyday work flexible and varied.” Of course, the buildings meet the requirements of ESG. The aim of BAUWERT is to enrich Berlin with another contemporary building and to create high-quality buildings that do justice to the importance of the up-and-coming south-east of the city.
“The overall design pursues the goal of creating a lively and diverse part of the city, a modern, green, urban district with a mixed use of work, trade and gastronomy,” says architect Sergei Tchoban. “We designed two square-shaped buildings for the property, which are connected by two bridges on the second and third floors. The green inner courtyards and spacious roof terraces of both Carrés can be used as open-air work areas, relaxation zones or for informal exchange.”
Square 1 offers a flexible office concept with different room and building depths, representative lobby areas, modular team workspaces, roof terraces and loggias as well as the latest technical equipment.
The Berliner Sparkasse was won over as the first tenant for the modern and sustainable offices. The bank signed a lease for 24,000 square meters in autumn 2020. “The Berliner Sparkasse has chosen the most important science and business location in Berlin-Brandenburg as its future neighborhood. We look forward to being part of the local dynamics soon,” says the CEO of Berliner Sparkasse, Dr. Johannes Evers. “Like our headquarters at Alexanderplatz, the decision for us is also a clear commitment to Berlin and to a modern, communicative working environment.”
