Building Permit Granted for New Neighborhood in Berlin-Neukölln

The building permit has now been granted: On behalf of STADT UND LAND Wohnbauten-Gesellschaft mbH, the Berlin-based firm Bollinger + Fehlig Architekten has developed a concept for the refurbishment and redesign of the historic J.C. Pfaff furniture factory. On a site of approx. 8,192 sqm at Maybachufer 48–52 in Berlin-Neukölln, a total of around 160 apartments and 24 commercial units are now planned. The existing historic building will receive a new attic floor and be complemented by new structures: this will create a vibrant and energy-efficient neighborhood with unobstructed views of the Landwehr Canal. The original historic factory building will be carefully restored, while two new buildings will fill the gaps along the block perimeter, completing the ensemble architecturally. Completion is scheduled for 2029.

New neighborhood combines tradition and contemporary urban development

Through the sensitive transformation of the original early 20th century industrial building, a forward-looking neighborhood is taking shape between the districts of Neukölln and Kreuzberg—one that merges industrial heritage with modern urban development.

“Mixed-use residential quarters make an important contribution to the sustainable development of our city, as they allow us to rethink and diversify the use of existing buildings. I am very pleased that we at BFA, together with STADT UND LAND, are now actively addressing this task. With the neighborhood at Maybachufer, we are demonstrating in very concrete terms how a historic existing building can be transformed into a vibrant place with a high quality of stay, where living and working are possible at the same time,” comments Roger Bollinger, Managing Partner of Bollinger + Fehlig Architekten.
