Completion of the shell of "The Unique" at BER

The finishing work for "The Unique" project already started when the shell for the office and serviced apartment campus "The Unique" was completed on schedule in December 2021. The project developer and owner is Unique Invest GmbH & Co. KG. The major project entered the implementation phase in March 2021 with the excavation of the 14,000 m³ foundation pit. "We are pleased that, despite the difficult conditions caused by the Corona pandemic, our project has remained on schedule and we have already welcomed the first office tenant to our building," said Peter Kolb, managing director of Unique Invest. The finishing work has now begun, from the facade work to the floor structures to the building services engineering and IT. The two-part, seven-storey new building complex is part of the overall development on the 95,000 m² site of the Kienberg Business Park, a district development by OFB Projektentwicklung GmbH and the Kolb+Partner group of companies. In the long term, the business park is to become a smart city, including a complete infrastructure with local supply, retail and medical services. 

Unique Invest is realizing a total of 8,800 m² of office space and an attached serviced apartment building of the ipartment brand with 159 units and 6,500 m² GFA at the location. The office building is being implemented as a "Human Centered Office", where flexible and well thought-out space concepts help to optimize working conditions for employees and increase company productivity. Under the label "Green Living & Working", high-quality offices geared to high-tech and modern working are being built in the very well-connected location at the airport with a direct link to the city of Berlin. Rents start at around 15 euros/m².

Experiences from the Corona period 

The flexibilization of work location and time, aspects of regeneration, sustainability and collaboration define the user-centered concept of "The Unique" from the very beginning. "The offices will be fully digitized and can be used very flexibly, both inside and outside," says Dr. Peter Neumann, Plateau Red GmbH, technical project management and partner of Unique Invest. "We were also able to incorporate experiences gained from the pandemic. Individual hygiene concepts with special ventilation systems can be easily integrated." But simple and cost-effective solutions such as additional partition walls or digitally controlled shared desks are also an option, he adds.

The Unique” will become a „Human Centered Office“

"The Unique" will implemented as a "Human Centered Office": As an overall concept, innovative, user-centered living and office worlds are created here that are precisely tailored to the needs of people in their everyday working lives and offer an attractive alternative to a home-office. The “The Unique” team, in collaboration with suitable furniture manufacturers such as Sedus Stoll AG, makes specific suggestions for appropriate room furnishings. "By summer, we plan to have fully equipped showrooms where prospective tenants can directly try out and experience the quality of this concept," explains Jasmin Samiri, managing director of Unique Invest. An example of user-centered furniture is the so-called "Dancing Wall", a partition wall that can be used as a pin board, shelf space with screen or wardrobe as needed. The aspect of regeneration includes in particular the "Urban Gardening", a natural fitness trail behind the house, and the green courtyard and outdoor areas.

It is built with sustainable building materials and the high standards of DGNB certification in gold. The sustainable lifestyle of „The Unique“ also includes an in-house rental of electric scooters that can be used spontaneously. Car-sharing and charging stations for electric cars and bikes are further offerings for green mobility.

The lounge of ipartment's serviced apartment building will be a special communication center, where meetings can be held in a pleasant atmosphere, even outside the company's own offices. The lounge and café areas of ipartment will also be open to residents and other guests of the business park.

Completion of "The Unique" is targeted for late 2022/early 2023.
