The European property company Covivio is developing a landmark high-rise project in the heart of Berlin: the 030BLN is set to become a new architectural landmark right on Berlin’s Alexanderplatz. The multi-use tower will stand 130 metres tall and offer a total of 60,000 square metres of rental space for retail and hospitality, office space, and 300 urban living units.
The project consists of a podium building and a 33-storey high-rise, combining work, living and leisure in an integrated usage concept. Completion is scheduled for the second half of 2027.
The architectural design of 030BLN is by the award-winning architects and interior designers Sauerbruch Hutton, Studio Aisslinger and AGL Architekten. The designs combine a modern, striking façade with a raw, authentic interior aesthetic and deliberate historical references. In this way, the design reflects the diversity that characterises Berlin as a city. The project name also follows this principle: 030 stands for the German Berlin landline area code, BLN for the city’s international abbreviation – a deliberate interplay of local reference and international openness.
To develop the project’s identity, its concept and the building’s artistic curation, Covivio has brought together a collective of local and European experts from the fields of entertainment, art, fashion and hospitality, assembled with the support of the French agency Taarof.

Covivio brings to the project its long-standing European expertise in the office and hospitality sectors. As the owner of the Park Inn Hotel on Alexanderplatz and the operating company since 2016, Covivio has extensive knowledge of the area.
The 030BLN is designed to offer a diverse mix of uses, combining work, leisure, urban living, retail and dining. Around 29,900 square metres across 23 floors are dedicated to flexibly configurable offices and co-working spaces. Customisable floor plans allow for a variety of working and collaboration formats, ranging from focused work to creative exchange. Office users also have access to more than 20 conference and meeting rooms.
Around 13,800 square metres of retail space is being developed in the building’s podium, most of which has already been let. The offering is complemented by dining options that transform the ground floor into a vibrant meeting place.
Furthermore, over 300 urban living units are being developed in the base of the building: These units feature contemporary interior design concepts, comprehensive services, and access to spacious fitness and communal areas. They are aimed at an urban demographic and offer a service-oriented living concept in the heart of the city.

The holistic multi-use concept at 030BLN is complemented by spacious community areas, a diverse range of dining options, and a rooftop terrace spanning approximately 2,500 square meters. With sports facilities, bookable event space, bars, and urban gardening, a new urban gathering place is taking shape here, offering sweeping views of the city. In addition, a new green passageway is being built between the high-rise and the neighboring ParkInn Hotel by 2029, directly connecting Alexanderplatz with Alexanderstraße and enhancing the area’s appeal as a place to spend time.
Covivio will act as the operator of 030BLN in future, thereby ensuring smooth operations.
