DLE Land Development GmbH (DLE), one of Europe's leading investment and asset managers in the field of building land and project development, is developing the former warehouse site in Teltow (Brandenburg) into a modern and sustainable quarter on a total of 44,391 square meters on behalf of the owners in an attractive waterfront location.
On 20.09.2023, the city council of Teltow agreed by a majority to a development resolution based on the existing outline planning for the former warehouse site. The decision was thus taken to convert the existing site into an "urban area" under planning law, which will include residential and commercial uses as a mixed-use area. Of the total 60,000 square meters of gross floor area to be realized, around 40,000 square meters will be for residential use and around 20,000 square meters for commercial use. DLE was supported by the architectural firm "dreigegeneinen" in the urban planning framework.
Already two months ago, DLE received a preliminary building permit for the area to be developed for the realization of a residential building with about 12,000 square meters of gross floor area and a commercial building with about 5,000 square meters of gross floor area on a building site of a total of 11,536 square meters. Commercial uses include full inpatient care or an aparthotel.
With the receipt of the preliminary building permit and the decision to develop the site, which was passed by a majority, DLE, in cooperation with the city of Teltow, was able to set the course for further residential offerings in a region that is in high demand. The intended care use supports Teltow in meeting demographic challenges.
In the fast-growing city of Teltow in the southeastern outskirts of Berlin, an urban, mixed-use and green neighborhood with several hundred apartments as well as complementary commercial and social facilities is to be developed on the former warehouse site.
In addition to the existing need for housing and housing-related infrastructure in the area of application, the development plan amendment procedure initiated with the development decision can moderately reduce the supply of commercial space, create additional parking space for stationary traffic, secure the walking and biking path along the Teltow Canal, and take into account the existing listed buildings.
