Dockyard: Wooga becomes first tenant in sustainable Berlin office building

In October 2023, Pecan Development celebrated the topping-out ceremony for the Dockyard office building in Berlin's former eastern harbour, which was developed using sustainable hybrid timber construction. The German games software developer Wooga GmbH is now the first tenant for the building. The company specialises in story-driven casual games for mobile devices and is the industry leader in hidden object games. Wooga has signed a long-term lease for around 6,700 square metres and is expected to move into the Dockyard, which is located directly on the Spreepromenade, in the fourth quarter of 2024.

An ideal location for creativity and sustainability in Berlin

The location directly on the Spree and the opportunity to customise the space for our hybrid work are strong arguments in favour of Dockyard. We were also particularly impressed by the innovative energy concept as part of our long-term sustainability strategy. We are confident that we will be able to create a place in Dockyard that will inspire the creativity of our employees to continue developing games that allow our players to immerse themselves in the stories and worlds."

New office building on the banks of the Spree in Berlin sets standards in design and energy efficiency

The office building is being realised by Pecan Development on behalf of Aermont Capital Real Estate Fund IV. The architectural design was developed in collaboration with the Berlin-based architecture firm Tchoban Voss. The utilisation concept also provides for catering and retail space on the ground floor. The public promenade on the banks of the Spree will be opened up to the east with the refurbishment of the outdoor facilities in keeping with the listed building.

Dockyard sets standards in the area of sustainability - both in construction and in operation. Key aspects are the hybrid timber construction method and the use of "green" steel in places. With an innovative energy concept based on one of Germany's largest ice storage facilities and the use of renewable energy sources such as geothermal energy, solar energy and ambient air, Dockyard is climate-neutral in operation (according to LEED Zero Carbon). A long-term contract was concluded with the energy contractor empact GmbH to ensure the efficient operation of this system in the long term. The company specialises in the operation of integrated energy systems and the contract has secured long-term favourable prices for heating and cooling energy for the Dockyard's users.

Sebastian Rühl, Managing Partner, empact GmbH, explains: "By using heat pumps and a mix of different heat sources, the building is supplied with energy completely combustion-free from the outset. The combination of PVT modules on the roof, which are used to generate heat and electricity at the same time, and an ice storage system built in the trough of a disused railway shaft ensures particularly efficient system operation. This is state-of-the-art energy supply for sustainable buildings and an absolute best-practice example of the energy transition."

Highest sustainability standards and WiredScore Platinum

The targeted LEED Platinum, WELL Platinum and LEED Zero Carbon certifications demonstrate the highest sustainability standards, while the building's digital connectivity has already been awarded WiredScore Platinum. The Dockyard is scheduled for completion in the fourth quarter of 2024.

The lease agreement with Wooga was brokered by property consultancy firm Donn Kono real estate GmbH. The law firm SammlerUsinger acted as legal advisor to the landlord.
