FAY leases another 1,700 square meters at FLEXGATE at BER

FAY Projects has again leased about 1,700 square meters of office space for its new construction project FLEXGATE at the capital’s BER airport with a total leasable area of almost 14,300 square meters. With an average lease term (WAULT) of five years, tenants include the project developer Berliner Jungens Development GmbH and a local authority. Dr. Wirth, an occupational medicine and aviation medical practice that has been located at the airport for 30 years, has leased office and medical office space for 15 years. With these deals, the occupancy rate of the new FLEXGATE construction project has risen to around 35 percent, meaning that a good 5,000 square meters of space are already under contract. FLEXGATE will be completed in one year.

Clemens Rapp, Managing Director of FAY Projects, says: “Our offer of flexible and modern space design is well received. FLEXGATE was designed as a multi-tenant building for small and large tenants, and a diversified tenant mix is already emerging one year before completion. Looking ahead, we expect to have pre-let more than 50 percent of the premises by the end of this year. Additional negotiations are currently underway.” Construction progress at FLEXGATE is also proceeding according to plan and without any problems. There are no pandemic-related delays or raw material shortages, he said, so FAY expects the handover to be on time. The sixth and seventh floors will be completed in July.

The new FLEXGATE office building is located five minutes from the airport’s main terminal and is very well connected to BER’s transport infrastructure. There are connections both by train in the direction of Berlin city center (30 minutes) and via the autobahn and long-distance rail network. Current tenants also include COLLECTION Business Center, ARGO Holding GmbH, DKW Gruppe, and WISAG Aviation Training and Development GmbH & Co. KG.
