Flex-office growth: betahaus secures 1,000 sqm in the Aqua Höfe

International Flex-Office Provider betahaus Expands by 1,000 Square Meters of Historic Spacebetahaus, the international flex-office provider, is expanding by 1,000 square meters of historic space. Built starting in 1893, the new premises are located at Moritzplatz in Berlin-Kreuzberg, within the Aqua Höfe. The owner of the property is GSG Berlin. As early as 2024, betahaus had already rented approximately 1,400 square meters from GSG Berlin—at the historic Marzipan Höfe in Kreuzberg’s Urbanstraße, built in 1910.

New Management Model for Flexible Office Solutions

The key difference with the new space: betahaus will manage it together with GSG Berlin under a management agreement model, where the owner shares in the tenant’s revenue. "Both sides are in the same boat and share the same interest in attracting many companies and coworkers," says betahaus co-founder Maximilian von der Ahé. "Depending on the location and accessibility via public transport, this approach is often significantly more attractive for landlords and operators," he adds.

Sebastian Blecke, Chief Operating Officer of GSG Berlin, states: "We are open to management agreements, especially when we have known the tenants for a long time and there is a foundation of trust."

Together, they are launching a solution under the brand "betahaus x GSG" that meets the demands of the modern working world. The management agreement, as uncharted territory, marks a milestone for both parties. The space in the Aqua Höfe at Moritzplatz will be betahaus’ 11th location, with other sites in Hamburg, Barcelona, Sofia, and Bucharest.

At the Heart of Berlin’s Creative and Startup Scene

At the same time, this expansion marks a return to betahaus’ roots: "Moritzplatz is not only one of the most vibrant hubs of Berlin’s creative and startup scene but also the place where our story began in 2009 in cooperation with GSG Berlin," says von der Ahé.
