The neighborhood building offers residents, among other things, fitness rooms, a shop, and community-focused facilities.

Foundation stone laid for new urban district

The Europe-wide construction and services company Goldbeck, real estate investment manager Hines, and the Semer family of owners laid the foundation stone for the new Marienhöfe urban district in Berlin-Tempelhof on Wednesday, November 12, 2025, together with District Mayor Jörn Oltmann. Around 900 new apartments will be built on the site.

Goldbeck is constructing eleven residential and commercial buildings as well as a community building on the former railway and DIY store site on Attilastraße. Completion of the northern section is scheduled for August 2028.
“The Marienhöfe show how we can create new living space in Berlin with high quality of life and diverse usage requirements. New housing should always be linked to social infrastructure. The Marienhöfe demonstrate how this can work. They will be built sustainably in the best sense, with affordable housing and intelligent urban planning that meaningfully combines social and ecological needs,” said District Mayor Jörn Oltmann at the ceremony.

Residential Project on Former Freight Yard

The site of the former Mariendorf freight yard is owned by the Semer family. The developer Semer (RS GmbH & Co. Immobilien II KG) sold the Marienhöfe residential district to investment manager Hines in October. Goldbeck is acting as general contractor on behalf of RS GmbH & Co. Immobilien II KG for the construction of twelve buildings in the northern section. Hines is responsible for project monitoring and asset management.
“We are delighted that our property will now become a place where many people can find a home. The Marienhöfe connect our history with the future of Berlin,” said Reinhold Semer.

First Floor Slabs Already Completed

Goldbeck is using a standardized and serial construction method. Key building components are prefabricated industrially in 16 of the company’s own plants across Europe. On-site, Goldbeck assembles the elements like a modular system, enabling rapid progress: the first apartments will be ready for occupancy just two years after construction begins.
Goldbeck is currently coordinating work on several buildings. “We started site preparations in the summer. Now we are working on almost all residential buildings simultaneously,” explains project manager Stephan Lißner of Goldbeck’s Northeast regional division. “For some buildings, we are already pouring the floor slabs, while others are still undergoing soil improvement before pipes and drainage systems are installed.”

Regenerative Energy from Waste Heat / Certification

In parallel, the fully renewable energy supply for the district is being prepared by Gasag Solution Plus. The concept is based on using waste heat from the Berlin 2 Data Center operated by NTT in the neighboring Marienpark. A newly built heat pipeline will create a multi-kilometer network connecting the two areas, ensuring efficient year-round supply. The district aims for DGNB Gold and WELL Silver certifications.

Urban Infrastructure

In addition to sustainable energy, the district offers diverse uses. The buildings will include a mix of market-rate, subsidized, and senior-friendly housing. Ground floors will host services, retail, and gastronomy to foster an urban community. The community building will provide residents with fitness rooms and a shop, creating a vibrant neighborhood that combines living, working, and amenities.
A key element of the concept is promoting sustainable mobility within the district. A central bicycle street runs north-south through the area. For drivers, an underground garage of approx. 22,000 m² with 527 parking spaces and 186 EV charging points spans most of the district.
“With Marienhöfe, we are making our largest residential investment in Germany to date, focusing on a forward-looking urban district that combines urban quality, social diversity, and ecological responsibility. Berlin needs places like this that contribute to the city’s long-term development,” says Dr. Kai-Magnus Schulte, Managing Director at Hines.
