At Berlin Ostbahnhof, the joint venture between Tishman Speyer, RB RealBerlin Group and CESA GROUP laid the foundation stone for a sustainable mixed-use project with 54,700 sqm of office space and 9,600 sqm of residential space in the presence of the Governing Mayor of Berlin, Kai Wegner. The developers emphasize their determination to implement the project at the site despite the challenging market situation. Completion is planned for the 4th quarter of 2026.
The LXK Campus is centrally located at the Lange Straße/Krautstraße intersection in the Friedrichshain district. The dynamic and creative quarter has excellent transport connections and also scores points with the prospering business environment between Alexanderplatz and Warschauer Strasse. The LXK mixed-use campus is a new landmark for the capital.
The innovative building design by the renowned Dutch architecture firm MVRDV is characterized by two L-shaped structures that are diametrically opposed and linked by a horizontal band, a setback to create attractive terrace areas. Restaurants, small retail stores and lively uses are planned for the activated first floors of the two buildings, which are oriented towards the large, new and green public square in the center of the quarter. The highly efficient floor plans offer up to 3,000 sqm of rental space per level over eleven floors, with a clear ceiling height of 3.30 m. Thanks to the flexible division of space, any number of workspace solutions, conference and communication zones can be created, which are complemented by the green "open-air communal zones" on the various roof terraces. The usable green areas in the outdoor space cover a total of 6,000 sqm.
As a net-zero building, the LXK Campus also sets standards in the generation of heating and cooling. Its innovative, all-electric energy concept is based on the combined use of two wastewater heat exchangers, air-to-water heat pumps and an energy transfer system. This makes it possible to completely dispense with fossil fuels during building operation and provide the required heating and cooling in a highly efficient manner. The installation of 2,500 sqm of solar modules on the roof rounds off the comprehensive, sustainable energy concept. The ecological sustainability concept also includes the complete storage, use and infiltration of rainwater on site. This means that the LXK also implements the concept of the "Sponge City Berlin".
Additionally, the use of CO2-reduced concrete during construction will save 4,800 tons of CO2 compared to the use of standard industry concrete.
Platinum certification from the Good Mobility Council is being sought for the mobility concept, which includes more than 550 easily accessible bicycle parking spaces on the first floor, including for cargo bikes and e-charging stations, as well as 150 car parking spaces, all e-mobility ready.
The LXK Campus is pre-certified with LEED Platinum.

The project offers a modern mix of residential and commercial space. With a sustainable energy concept and many green and active spaces, the LXK Campus is a good example of how Berlin can continue to grow, what modern urban development looks like and how we can achieve our ambitious climate targets together with Berlin's companies.”
