Gatelands at BER: First building from ipartment in Berlin

At the “Gatelands” commercial location near BER there is a new excavation pit for the aparthotel belonging to the new office complex “The Unique.”

With the groundbreaking ceremony for the new office complex “The Unique” in March 2021, construction work for the aparthotel was also started in the Gatelands at Berlin Brandenburg Airport (BER). By November 2020, ipartment GmbH had signed the lease for the new building with 158 serviced apartments. At the airport in Berlin, two new seven-story buildings with a total gross floor area of 19,500 m², including underground parking, are being built at the 95,000 m² “Gatelands” development area. One of the buildings houses the aparthotel on 6,500 m2 GFA. The second new building provides 8,800 m2 of office rental space. Special features of the building furnished and equipped by ipartment include the large Vitra Lounge and a courtyard open on all sides. Opening is planned for late 2022/early 2023. The site is being developed by gatelands Projektentwicklung GmbH & Co. KG, a joint venture of OFB Projektentwicklung GmbH and the Kolb + Partner group of companies.

Flexible operating concept after coronavirus pandemic
With the new building featuring complete self-sufficiency, ipartment is increasingly relying on optionally bookable services, for example for the cleaning service, and on digital processes. “We will completely digitalize the building. This will enable faster and better customer support and has many advantages during the pandemic. There will be also contact persons on site however”, Matthias Rincón, managing director of the ipartment GmbH, explains the concept.

The Unique – ipartment building is the “communicative center” of the office complex
The innovative working environments of the office building are connected with the infrastructure of the aparthotel. However, office floors or serviced apartments can be rented completely independently. Stay amenities or catering services can thus be used by employees of the office location as well as by in-house guests or external business travelers. For example, a Späti kiosk will be integrated into the lounge, offering snacks and cold food items. “With various conference areas, lounge, and terrace, the ipartment building will be the communicative center of the project,” summarizes Matthias Rincón.

Gatelands at Airport BER – Development area with potential
The future ipartment building is surrounded by other commercial properties already under construction or in the planning stages. The Gatelands commercial location offers optimal regional and international connections and, despite the nearby airport and the Waltersdorf triangle, is in a very quiet location. The plan is to build and expand an urban infrastructure. Dipl.-Kfm. Peter Kolb, Managing Director of Kolb + Partner, explains: “There is great potential in the area around Gatelands. In addition to excellent connections to the city of Berlin, the new Gatelands business location will also benefit, for example, from the Tesla Gigafactory with 12,000 employees, the Lufthansa training center, along with Rolls-Royce and other major brands. An entire city quarter with corresponding infrastructure will be created. Temporary stays for business people and employees will be a significant demand here and ipartment as a specialized operator offers the optimal concept.” Despite the pandemic, ipartment has seen good occupancy overall, even with new openings during the pandemic. “Mainly due to the self-sufficiency concept, high hygiene standards, and the quick conversion to more short-stay offers, the buildings were able to survive well”, Matthias Rincón sums up.
