Goldbeck is building the largest residential project in the company’s history in Berlin

The Europe-wide construction and service company GOLDBECK is creating new housing in Berlin’s strained real estate market. In the new urban quarter “Marienhöfe,” Goldbeck is acting as general contractor on behalf of RS GmbH & Co. Immobilien II KG to build eleven residential and commercial buildings as well as a community building with diverse uses. These buildings mark the first major step in a comprehensive urban development project.

On a roughly ten-hectare former railway and hardware store site on Attilastraße in the Tempelhof district, the new “Marienhöfe” quarter is taking shape. GOLDBECK is constructing eleven residential and commercial buildings with around 900 apartments, plus a community building. The buildings are being constructed using systematized and serial methods, allowing the first apartments to be ready for occupancy just two years after construction begins. The housing mix includes privately financed, subsidized, and senior-friendly units. Ground floors will feature spaces for services, retail, and gastronomy to foster urban interaction. The community building will offer residents fitness rooms, a shop, and neighborhood-related facilities. The goal is to intelligently combine living and working in the quarter, contributing significantly to the creation of residential and commercial space in Germany’s capital.

Sustainable Energy Supply

The neighbourhood‘s energy will be supplied via a fully renewable local heating network, utilizing waste heat from a nearby data center in combination with two large heat pumps. Completion of the northern section of Marienhöfe is scheduled for August 2028.

Efficient Construction Approach

GOLDBECK relies on its systematized and serial construction method: key building components are prefabricated in the company’s own factories and then assembled on-site. This enables economical, fast, and high-quality execution.

After just two years, the first of the 900 apartments will be ready to move in. “With Marienhöfe, we are transforming a long-vacant site into a vibrant, modern, and sustainable urban quarter,” explains developer Reinhold Semer, adding: “Our goal is not only to create urgently needed housing, but also an environment that combines social diversity and ecological responsibility.”

The developer Semer (RS GmbH & Co. Immobilien II KG) has sold the residential quarter Marienhöfe to investment manager Hines, who is responsible for project monitoring and asset management.

Architectural Diversity

The architectural firm Collignon designed a concept focused on individual building design. Each residential building will have a unique façade, using ceramic tiles, smooth and textured plaster surfaces, metal-glass façades with translucent elements, and wood-hybrid façades. This diversity creates a varied and high-quality appearance. Offset window axes and a mix of balconies and loggias add vibrancy to the façades.

Comprehensive Concept for Livable Urban Space

All parties aim to certify the twelve buildings according to the Gold Standard of the German Sustainable Building Council (DGNB). Additional certifications include WELL (for health and well-being), EU taxonomy compliance, and KfW-55 (energy-efficient buildings with 45% energy savings compared to reference values).

Green spaces for recreation will be created around the residential buildings. The quarter is planned to be car-free, with a north-south axis providing a comfortable cycling route. Parking will be available in a Goldbeck-built underground garage covering 22,000 square meters beneath much of the site. Upon completion, residents will have access to 527 parking spaces and 186 EV charging points.

Outdoor areas will include playgrounds, sports facilities for calisthenics and table tennis, and nature-oriented zones such as a specially created crested newt habitat. Parts of the ten-hectare site will be unsealed to support ecological goals. The result is an urban quarter that combines ecological responsibility with high quality of life.
