Greenpark Berlin: Topping-out ceremony celebrated for 860 apartments on 30,000 square meters

An important step towards much-needed housing in Berlin has been achieved: Project developer Bauwens, investor Greystar, and construction and services company Goldbeck jointly celebrated the topping-out ceremony for 860 modern apartments in the new Greenpark quarter in Berlin-Neukölln — just ten months after the first groundbreaking.

On the approximately 30,000 square meter site of a former, dilapidated swimming pool on Buschkrugallee in Neukölln, the Greenpark residential quarter with 860 modern apartments is being built. Bauwens and Goldbeck are realizing a total of 36,000 square meters of living space in 15 buildings, offering 1- to 3-room apartments. More than 100 subsidized apartments are planned. Over 1,400 square meters of generously designed communal areas provide future residents with space to relax and come together. Completion of the entire quarter is scheduled for April 2026. Buildings 1 to 14 were already acquired by Greystar at the beginning of 2024, while building 15 was sold to the state-owned housing company Berlinovo.

On the occasion of the topping-out ceremony, Berlin’s Governing Mayor Kai Wegner stated:
“Neukölln is getting a new residential district with Greenpark — including social infrastructure, sports, leisure, and cultural facilities. The construction of the new apartments, which we urgently need in Berlin, has progressed remarkably quickly. The new quarter with 860 apartments is scheduled to be completed as early as April 2026. I thank all the companies involved and wish them every success for the further construction and completion of Greenpark.”

Cityscape meets quality of stay

Environment, architecture, and community harmonize in the Greenpark residential quarter. Connected living spaces are being created: The façade design fits harmoniously into the surroundings. Carefully articulated and high-quality planned outdoor areas with trees and shrubs create the atmosphere of a park with a high quality of stay and an organically grown neighborhood. Every apartment has a balcony or terrace, thereby extending the residents’ living space outward.

Versatile communal areas

The floor plans of buildings 1 to 14 as well as the communal areas have been specifically tailored to Greystar’s usage concept. The communal spaces include a central rooftop terrace, a fitness and yoga studio, a cinema, private event areas, as well as a wide range of sports facilities — including areas for table tennis, padel, basketball, and beach volleyball. Rental of the units is planned to begin in April 2026 under the brand Momento by Greystar.

A daycare center with a capacity of over 100 places is also part of the overall concept and is already leased. “We are very pleased to realize a pioneering project that not only creates urgently needed housing but also combines social and ecological aspects,” emphasizes Clemens Stahr, Managing Partner of Bauwens Development Berlin. The energy supply is supported by heat recovery from the wastewater channel. This innovative technology uses the heat contained in the wastewater to efficiently heat and cool buildings, further reducing energy consumption and maximizing the use of renewable energy. Photovoltaic systems on all roofs and a green retention roof, which stores rainwater and improves the microclimate, additionally underscore the sustainability strategy.

Serial construction for rapid progress

The combination of high-quality housing, social facilities, and leisure options is also an important criterion for Berlinovo and Greystar:
“At Greenpark, we pursue the concept of a neighborhood to create livable and integrated communities. The Greenpark residential quarter thus creates urban spaces that offer residents not only a home but also a high quality of life,” comments Mark Kuijpers, Senior Managing Director Central Europe at Greystar.

Goldbeck’s systematized construction method enables the serial construction of buildings. The company industrially prefabricates essential building components and assembles them on-site like a modular system. “With our systematized and serial construction method, we demonstrate that housing for people can be created quickly, efficiently, and with high quality in Berlin. The good collaboration and the determination of all partners make this Greenpark neighborhood development a special project,” explains Dietmar Rekow, head of Goldbeck’s Berlin branch.
