The nationwide GRK Group continues its growth course in Berlin and, in a joint venture with its partner VICUS GROUP AG, has acquired the Kaiser-Wilhelm-Passage in Berlin-Schöneberg. The buildings, with a total usable space of approximately 11,000 square meters, were taken over at the turn of the year. The purchase agreement was signed back in the summer.
The district center, built in 1990, is located in a central position between Richard-von-Weizsäcker-Platz (formerly Kaiser-Wilhelm-Platz) and Feurigstraße. It serves as an important local supply hub. Additionally, the upper floors house a health center offering comprehensive general and specialist medical care. The site is complemented by a two-story underground parking garage with 178 spaces.
Following the acquisition of several residential properties, the GRK Group, in collaboration with VICUS GROUP AG, is now expanding its portfolio in the commercial sector with an established district center in a prime location. "The acquisition of the Kaiser-Wilhelm-Passage with well-known anchor tenants underscores our strategic commitment in the capital city, even in a still challenging market environment," says Peter Wolf, Managing Director of GRK Group. "Together with our long-standing partner VICUS, we are now, for the first time, complementing our residential engagement in the region with an attractive commercial property in a central location."
With this acquisition, the GRK Group is strengthening its activities in the Berlin metropolitan area and is consistently pursuing its project "GRK starts Berlin," launched last year. The company focuses on managing and further developing residential properties in its portfolio, complemented by suitable commercial real estate.
The VICUS GROUP AG, also based in Leipzig and specializing in commercial real estate investments, brings its extensive expertise in manage-to-core strategies for existing properties. Significant investments are planned to improve energy efficiency and achieve a BREEAM certification in a short time frame. Furthermore, the tenant mix will be optimized, and the building will undergo a contemporary revitalization.
