With a ceremonial laying of the foundation stone, OFB Projektentwicklung (OFB) has officially marked the start of construction for the innovative building complex THE FRIEDENAUER at Innsbrucker Platz in Berlin. The celebration took place in the presence of the Governing Mayor of Berlin, Kai Wegner, the District Mayor Jörn Oltmann, numerous project partners and construction workers. Christoph Ritzkat, Managing Partner of Kieback&Peter, was also in attendance as the future anchor tenant. The family-owned company Kieback&Peter is a pioneer in intelligent building automation and will occupy around 7,000 sqm from mid-2027.
On the 8,700 sqm plot in the Tempelhof-Schöneberg district, THE FRIEDENAUER will rise 47.5 meters high, offering around 21,000 sqm of rental space across seven and eleven floors. The project combines office, retail, and gastronomy uses and is based on a comprehensive ESG concept.

Kai Wegner, Governing Mayor of Berlin, added:

Projects like this emphasize how important strong partnerships between government, business, and the real estate sector are in shaping the neighborhoods of the future. The development consciously integrates residential and commercial space: 1,100 new apartments and 20,000 square meters of space for offices, gastronomy, and retail will be created here. Berlin needs this mix to keep our neighborhoods vibrant and productive.”

The ESG-compliant building is being developed in accordance with the EU taxonomy and aims to achieve DGNB and WiredScore certifications. Key to the planned climate-neutral operation is the extensive technical building automation provided by anchor tenant Kieback&Peter, along with a sustainable energy supply. This is made possible by a pilot project in cooperation with the Berlin Waterworks, using heat recovery from a combined wastewater channel to supply the building.
The new building project THE FRIEDENAUER marks the gateway to the district development Friedenauer Höhe, which will include a total of 1,060 apartments and a spacious public park as a green recreation area. The location at the interface between the Schöneberg and Friedenau neighborhoods offers excellent access to public transportation and outstanding connectivity for private traffic.
