Groundbreaking ceremony for the S!nn Campus at Südkreuz

With a groundbreaking ceremony, Berlin’s Senator for Economic Affairs, Franziska Giffey, and Senator for Finance officially launched construction work on the new S!nn Campus at Südkreuz. In cooperation between the state-owned real estate company berlinovo and the Berliner Stadtreinigungsbetriebe (BSR), an innovative hub for urban development and networking is being created on the site of a former recycling yard, directly adjacent to the EUREF Campus, using a timber-hybrid construction method. On one part of the site, berlinovo is building an office complex, while next to it the future headquarters of BSR is being developed. 
Completion is scheduled for 2029.

Cooperation for sustainable urban development

Together with Franziska Giffey and Stefan Evers, Stephanie Otto, CEO of BSR, Dr. Christoph Vielhaber, Board Member for Finance and Digitalization, Alf Aleithe and Caroline Oelmann as Managing Directors of berlinovo, as well as Tobias Dollase, District Councillor of Tempelhof-Schöneberg, took part in the groundbreaking ceremony in Schöneberg in front of around 100 guests.

Franziska Giffey, Senator for Economic Affairs, emphasized: “Berlin works because people get up early, roll up their sleeves, and take responsibility. The colleagues in orange demonstrate this every day and are an indispensable backbone of our city. With the new campus, BSR’s headquarters is now also physically returning to the center of Berlin and, together with berlinovo, is creating a place where urban cleanliness, circular economy, and innovation come together. This is not an administrative building of the past, but a modern, climate-friendly center for the city of tomorrow. This fits a strong and future-ready state-owned company.”

Finance Senator Stefan Evers said: “This project is an exemplary cooperation between the two state-owned companies BSR and berlinovo. Our state-owned real estate company is creating modern office space in a well-connected location. One key to successful leasing is the campus concept. It enables exchange and interaction—and new ideas. In short: a creative working environment that will appeal equally to skilled professionals and young talent.” 

Innovative campus with a sustainable concept

Located next to the EUREF Campus, a recognized hub for innovation, and within a citywide unique concentration of key infrastructure and energy companies, the S!nn Campus will become a place for new ideas, knowledge transfer, and collaborative work. The buildings will be constructed using environmentally, climate-, and resource-friendly methods. This includes the use of recycled and natural raw materials, as well as a sustainable energy concept featuring geothermal energy, heat pumps, photovoltaic systems, and rainwater management solutions. The entire project will be certified according to ecological standards for sustainable construction.

Office complex at Südkreuz: size, use, and investment

The 17-storey modern office complex, which will be built and marketed by berlinovo, will be clearly visible from afar. Conveniently located with direct access to the Berlin Südkreuz transport hub, the multi-tenant building will offer 23,700 sqm of flexible office and innovation space, as well as 1,200 sqm of gastronomy and commercial space. For this flagship project in innovative urban development, berlinovo has estimated total construction costs of €203 million.

Alf Aleithe, Managing Director of berlinovo, emphasizes the positive impact on the location and its competitiveness: “When we take on project developments like this, everyone benefits in the long term. Beyond speculation, we create value for the city and are reliable partners for tenants, companies, and skilled professionals.”

Caroline Oelmann, Managing Director of berlinovo, adds: “With the S!nn Campus, we demonstrate how two state-owned companies can jointly create working environments that have an impact far beyond Berlin. What is being created here is an environment that attracts talent, enables modern collaboration, and sustainably strengthens Berlin as a business location in competition with other cities.”

On the second part of the site, the future headquarters of BSR will be built, with a gross floor area of 27,700 sqm across seven storeys, accommodating around 1,000 employees. The building’s design reflects the company’s three key sustainability pillars: ecology, economy, and social responsibility. Aspects such as resource conservation and recycling are taken into account, for example in the selection of construction materials.

The currently used BSR premises on Ringbahnstraße in Tempelhof are in need of renovation and can no longer meet future requirements for digital, networked working, nor the upcoming standards for energy efficiency and fire safety. The new building at Südkreuz is not only the most responsible option in terms of the environment and climate, but—after thorough review—also the most economically viable solution. Total construction costs are estimated at around €142 million.

Stephanie Otto, CEO of BSR, states: “Innovative and collaborative work on future-proof infrastructure is fundamental—and with this location, we are bringing awareness of this to the heart of our city.”

For BSR, the Südkreuz project represents another step toward investing across departments and locations in the company’s future-oriented development and performance, in the working environment of all employees, and in customer service. The building design was developed by the consortium of Schenker Salvi Weber ZT GmbH and Franz und Sue ZT GmbH. The project will be implemented by ZECH Bau SE as the general contractor.
