HAINWERK in a central location in Berlin fully leased to JetBrains

Henderson Park, the international private investment firm, and HAMBURG TEAM have fully pre-let approximately 20,000 sqm of office space at HAINWERK in Berlin to the internationally operating software company JetBrains on a 15-year lease. The office building is therefore fully let ahead of completion.

Full occupancy prior to completion as a strong market signal

In partnership with HAMBURG TEAM as project developer, Henderson Park is delivering the mixed-use scheme at the corner of Warschauer Straße and Revaler Straße. The development combines office, retail and residential uses. The full letting of the office space ahead of completion sends a strong signal in a challenging market environment. It shows that high-quality, flexible and sustainable office space in compelling urban locations continues to attract occupiers even under tougher conditions.

Mixed-use district with long-term development potential

HAINWERK has been designed as a future-focused urban scheme in one of Berlin’s most dynamic locations. In addition to the c. 20,000 sqm of office space, the project comprises around 3,500 sqm of retail space, around 60% of which has already been pre-let to REWE. The wider development also includes an adjacent residential building with 125 units, which is expected to complete in Q3 2026.

The office building is scheduled for completion in Q4 2027 and is being delivered to high sustainability, connectivity and occupier standards. Targeted certifications include WiredScore Platinum as well as DGNB Platinum and LEED Platinum. From the outset, the building has also been designed to accommodate a future multi-tenant configuration if required. The fact that it has now been fully let to a single occupier therefore underlines not only the attractiveness of the location, but also the flexibility and long-term reletting potential of the asset.

With JetBrains, HAINWERK is gaining an internationally active software company that develops intelligent tools for software development. Founded in 2000 and headquartered in Amsterdam, it also has offices in Berlin and Munich. According to the company, its solutions are used by more than 15 million people and 88 of the Fortune Global Top 100 companies. JetBrains will relocate its Berlin office from Cuvrystraße 53 to Revaler Straße 2.

Henderson Park and HAMBURG TEAM received legal advice from POELLATH (Berlin) in relation to the conclusion of the lease agreement. JetBrains relied on the legal expertise of Hogan Lovells (Munich).
