Kick-off for the Segelflieger Quartier: One of Berlin's largest residential construction projects

With a celebratory presentation of the new neighbourhood umbrella brand 'Segelflieger Quartier Berlin', Senator Christian Gaebler, Treptow-Köpenick's district mayor Oliver Igel, founder and CEO of BAUWERT AG Dr. Jürgen Leibfried, together with the managing director of WISTA Management and WISTA.Plan GmbH Roland Sillmann and degewo AG board member Sandra Wehrmann, gave the official starting signal for one of the largest construction projects in Berlin. The 'Segelflieger Quartier Berlin' project marks an important milestone in the urban development of Berlin. It is part of the urban development project 'Berlin-Johannisthal/Adlershof' and is being realised in cooperation between BAUWERT AG and the State of Berlin, whose development agency WISTA.Plan GmbH is, as well as degewo AG.Launch of the Segelflieger Quartier Berlin.

In the coming years, around 1,800 new apartments will be built at a historic site of aviation history, where the first motorized flight attempts were made starting in 1909. These will include rent-controlled as well as free-market rental and owner-occupied apartments. In addition, a comprehensive range of local amenities, gastronomy, and leisure facilities is planned. On land owned by the State of Berlin and future plots of degewo, two daycare centers and a community center are planned, which will serve the entire neighborhood of Johannisthal. Additionally, 153,000 square meters of commercial space will be developed as an extension for the growing Adlershof Technology Park, along with supplementary transportation infrastructure. A new school is being built next to the area.

Christian Gaebler, Senator for Urban Development, Construction, and Housing: “At the Adlershof Technology Park, we have seen over the past three decades how important integrated urban development is. Work and living, education, recreation, local services, and community spaces must be viewed, planned, and realized in conjunction. This is how vibrant neighborhoods grow. With the start of the new 'Segelflieger Quartier Berlin', around 1,800 apartments, daycare centers, and community spaces will be built by 2029/2030, and in addition, new commercial spaces with about 153,000 square meters of floor space will be created. This will also grow a new home for the people of Berlin in the southeast of the city.”

Integrated urban development for Berlin

Oliver Igel, District Mayor of Treptow-Köpenick: “Our district is gaining new opportunities, as new jobs are created alongside social infrastructure, contributing to the strengthening of the local economy. The development of the 'Segelflieger Quartier Berlin' is a prime example of how we can transform historical sites and industrial wastelands in Berlin, while simultaneously creating modern, sustainable neighborhoods. This initiative will significantly enhance the attractiveness and quality of life in Treptow-Köpenick.”

Dr. Jürgen Leibfried, Chairman and Founder of Berlin's specialist district developer BAUWERT AG: “On the ground from which the first motorized planes took off in 1909, we are now developing the 'Segelflieger Quartier Berlin' nearly 115 years later, where about 3,500 people will live, and many more will work. This is the largest construction project in BAUWERT AG's over 40-year history, with tremendous growth potential for the nearby commercial spaces and Berlin's economic development. Our goal is to create a vibrant and livable modern district with diverse uses and high-quality architecture, featuring short distances. We are aiming for a DGNB Gold certification for the entire district. Housing for talent and new commercial spaces in Adlershof

Roland Sillmann, Managing Director of WISTA Management GmbH and WISTA.Plan: “With this district development, the Adlershof Technology Park gains an additional urban gateway. We are creating additional space for the future of this rapidly growing location. New commercial spaces for companies and partners from research and development will be established, as well as urgently needed housing for our most valuable resource: talent. In addition to marketing state-owned commercial spaces, WISTA.Plan will take on tasks such as soil remediation and development on the site. Our special focus is on preserving historical buildings, which will be carefully renovated and repurposed into a daycare center and a community center. Sustainable urban development will be tangible here, with short distances between work, home, and life.”

Christoph Beck and Sandra Wehrmann, members of the degewo AG board: “We are pleased to further strengthen our involvement in the Treptow-Köpenick district. As part of this project, degewo will build 450 affordable apartments, all publicly funded. We will utilize all three funding pathways, creating apartments for middle-income households as well. This will meet the demand in a particularly sought-after segment. We are a strong, reliable partner for private developers in realizing subsidized housing in such district projects.”

Construction on the site began with the scheduled demolition in January 2023, which is expected to be largely completed by September 2024. The groundbreaking ceremony will take place in 2025, with new construction likely starting at the end of 2025. This project is a key contribution to the 100,000 new apartments that Berlin will need by 2040 to combat the housing shortage.
