DLE Land Development GmbH, based in Berlin, is developing the area known as "Königspark" in Königs Wusterhausen (Brandenburg) into a mixed-use quarter on behalf of the owner. On 04.12.2023, the majority of the Königs Wusterhausen town council approved an amendment to the existing land use plan (FNP). A week earlier, on 27.11.2023, the Königs Wusterhausen town council also approved a resolution to draw up a plan based on the approved outline plan for the approximately 56-hectare "Königspark" area.
These resolutions initiate the amendment of the currently valid development plan for the planning area, which previously envisaged exclusively commercial use for the "Königspark". The result of the development plan amendment is to be a mixed-use quarter based on the model of the 15-minute city, which includes commercial, residential, public and social infrastructure as well as generous green spaces.
Petra Müller, Director Conceptual Development & Communication at DLE Land Development: "I would like to thank the town councillors and the supporters of our 'Königspark' project for their commitment and trust in our planning. The zoning decision marks a milestone for the further development of the town of Königs Wusterhausen. It enables the establishment of important urban planning components of the master plan, which will create added value for the entire town. Daycare centers and space for educational facilities in particular are urgently needed locally and can be made available in the 'Königspark'. We are confident that the subsequent procedure for drawing up the new development plan 03/23 will set the course for further positive development in the city and will continue to adhere to our concept of transparency and public information."
Dr. Simon Kempf, Managing Director of DLE Land Development: "The decision to draw up the master plan is a testament to the outstanding performance of our employees and the specialist planners and specialists involved in the project. The approval of the outline planning shows that our forward-looking concept based on the 15-minute city model can have a positive impact on urban development, particularly in regions with strong growth dynamics. The 'Königspark' offers space for both working and living, leisure facilities, local amenities and important infrastructure. The entire city will benefit from these offers in the future."
The town of Königs Wusterhausen, which has a population of around 40,000, is located south-east of Berlin. Its location in the so-called "Boom Corridor Southeast" is characterized by its proximity to the capital's BER airport, the Tesla plant in Grünheide and the technology and science locations in southern Berlin. The "Königspark" master plan approved by the city council envisages the development of a mixed-use, DGNB-certified district. Daycare centers, a school campus and other public and social infrastructure facilities will enhance the attractiveness of the future "Königspark" and support the city in its dynamic development. In addition to 2,500 planned apartments for all age and income groups, around 120,000 square meters of gross commercial floor space and 100,000 square meters of public parking space are to be built on the 56-hectare site.
