Letting starts for 537 apartments in the Smyles new-build project

STRATEGIS AG, a specialist in individual and global sales, transaction consulting and property management, is taking over the letting and management of 537 apartments in the Friedenau district of Berlin-Schöneberg for Quantum. The Smyles new-build project comprises five buildings with around 23,700 square meters of living space and 135 parking spaces in two underground garages. With a mix of 1- to 3-room apartments and living spaces ranging from 27 to 91 square meters, the units offer a wide range for the highly sought-after segment of space-efficient rental apartments. All apartments have a balcony, a roof terrace or their own south-facing front garden. Completion of the Smyles new-build project is scheduled for the end of 2024. STRATEGIS will start letting the first apartments on November 24, 2023 and they are expected to be ready for occupancy in April 2024. The neighborhood management team will have an office on site from the start of administration, and a neighborhood app for Smyles will also offer fast communication and services.

The Smyles project is part of the new Friedenauer Höhe urban quarter. A large public park with leisure and recreational areas covers around 10,000 square meters in the center of the district. A public cycle path creates an east-west connection through the almost car-free complex. The Bundesplatz and Innsbrucker Platz S-Bahn and U-Bahn stations are within walking distance, as is the extensive Volkspark Wilmersdorf.
