Moaville: A New Piece of the City for Berlin

BAUWERT AG has unveiled “Moaville” as the brand and district name for its new urban quarter at Neues Ufer 13, 19 and 25 in Berlin-Moabit. The development site, previously referred to as “Neues Ufer”, is to be transformed over the coming years into a mixed-use urban waterfront district.

“Our aim is not only to develop places structurally, but also to give them identity and social relevance at an early stage. With Moaville, we are creating a district that sees itself as a vibrant part of the city and enables new forms of urban living,” says Dr. Jürgen Leibfried, Founder and Member of the Management Board of BAUWERT AG.

Moaville: urban development, mixed uses and identity

Moaville is the name of the future urban district at the Neues Ufer location in Berlin-Moabit. The name reflects both the site’s location in Moabit and the vision of an urban, mixed-use 5 minute neighbourhood, translating it into a distinct identity: “Moa” stands for Moabit, “ville” for city and quarter.

The district is planned with a gross floor area of around 80,000 sqm. Approximately 500 residential units are envisaged, 30 per cent of which will be subsidised apartments. The residential offering will be complemented by approximately 35,000 sqm of commercial and workspace for offices, crafts, creative uses and neighbourhood-related services. In total, up to 1,500 jobs could be created. In addition, a daycare centre, food and beverage outlets and local amenities are planned.

The district is designed as a low-car, sustainable urban ensemble with short distances. A decarbonised energy supply, generous green and play areas, and the integration of living, working, culture and open space underline the ambition to develop the site into an open and vibrant urban component along the Charlottenburg connecting canal over the long term. The development is based on a high-profile urban design competition, won by the Berlin based firm Grüntuch Ernst Architekten. Their design forms the basis for the local development plan currently being prepared, with BAUWERT aiming for adoption in 2027.

With Moaville, BAUWERT is realising its first project incorporating high-rise elements. Two distinctive residential towers will form part of the overall urban concept. In addition, the historic building stock is to be preserved and integrated into the new district.

“With Moaville, we are not only developing a district, but creating a new piece of city for Berlin. Together with the Mitte borough and the Berlin Senate, we are transforming a former waterfront industrial site into a young, urban neighbourhood where living and working naturally come together,” says Daniel Herrmann, Member of the Management Board of BAUWERT AG.

Integration into the urban context 

The site between Huttenstraße, Wiebestraße, Klarenbachstraße and the Charlottenburg connecting canal will be transformed by BAUWERT’s development into a publicly accessible urban district and significantly enhanced as part of the new urban concept. The local development plan is currently in preparation. The process involves the participation of local residents and neighbouring companies, with the aim of integrating the district into the existing urban fabric.

Digital presence launched in parallel 

Alongside the introduction of the new district name, the new project website www.moaville.de is now online, providing initial insights into the future neighbourhood and presenting its diverse usage perspectives.
