New tenants for ROCKSTONE in Berlin

Real estate developer ROCKSTONE Real Estate has successfully let approximately 1,100 m² of office space at its new development project Schöneberger Eck in Berlin. Three tenants have opted for the modern location: SHRS will move into the 9th floor with around 520 sqm as early as 1 November 2025. FLOKK, the Scandinavian furniture manufacturer, will follow on 1 January 2026 with 200 sqm, along with a premium yoga and Pilates studio leasing 370 sqm. All tenants will benefit from individually tailored fit-outs provided by the landlord.

The retail units on the ground floor have already been leased – the drugstore chain Budni opened its doors there in July 2025.

Demand for high-quality spaces remains strong.

Sustainable new development with architectural highlights

Completed in summer 2025, Schöneberger Eck is located at Martin-Luther-Strasse 48–50 in Berlin-Schöneberg. The building offers approximately 6,000 m² of office space and additional retail units. With twelve storeys, a striking metal façade, and expansive terraces offering sweeping views of Berlin, the project makes a strong architectural statement. Two elevators serve all floors, and the underground car park provides 18 parking spaces, including two accessible ones. All parking bays are pre-fitted for future EV charging. Sustainability is a core priority: the building has been awarded LEED Platinum certification, the highest international standard for green buildings.

Attractive location with excellent connectivity

The location in Berlin-Schöneberg offers excellent connectivity: Bayerischer Platz is just around the corner, and City West can be reached in minutes. The A100 motorway is only five minutes away. Schöneberger Eck benefits from being situated in a well-established neighbourhood with local amenities, restaurants, and an urban atmosphere that appeals equally to employees and clients.

The lease agreement with SHRS was brokered by Colliers. The leases with FLOKK and the studio were signed directly with ROCKSTONE Real Estate.
