New Berlin Hyp location in Berlin officially opened

Berlin Hyp, the commercial real estate financier of LBBW, officially opened its new headquarter on Budapester Straße in Berlin-Tiergarten. bdp real estate GmbH (bdp) played a key role in shaping the development of the new building. In the future, all employees will work in one of Berlin’s most climate-friendly office complexes. The modern new build offers 500 workstations and 250 seats in open-space areas, providing diverse opportunities for communication as well as quiet retreat.

The 11-story B-One building, located between the Landwehr Canal and the Cornelius Bridge, offers around 19,000 square meters of gross floor space designed to provide flexible workstations and communal areas that place collaboration at the center of working life. From planning to operation, the entire building was modeled using Building Information Modelling (BIM), digitally coordinating all key processes with every stakeholder. This ensured transparent, paperless communication and accelerated approval procedures. On the construction site, a digital LEAN board kept all parties updated in real time.

Digital planning and efficient implementation

As project manager, bdp real estate GmbH worked together with C.F. Møller Architects and general contractor Züblin to plan and realize the new Berlin Hyp building on a 2,720-squaremeter plot. The result is a location that forms part of Berlin Hyp’s long-standing sustainability strategy and seamlessly integrates the contemporary design language of the new build into its historic urban context.

“Together with Berlin Hyp, we established a strong, partnership-based project setup at an early stage – with a clear allocation of responsibilities, precise project management, and close cooperation with both the district and the Senate. A careful selection process ensured that all project partners met the highest quality standards and engaged in fair, trust-based collaboration,” explains Sylvia Becker-Daiber, Managing Partner of bdp.

Sustainability as a core principle

B-One meets the highest sustainability standards: the new building is designed to consume at least 50 percent less energy than its predecessor, with DGNB Platinum and Diamond certification being pursued. Key sustainability elements include a geothermal system with more than 60 boreholes, photovoltaic panels integrated into the façade, concrete core activation, and a decentralized ventilation concept.

“This combination of genuine partnership, visionary sustainability planning, and digital expertise was decisive in realizing the new location successfully and on schedule,” Becker-Daiber continues.

A modern workplace with “Town Hall” at its heart

The newly designed working environment reflects Berlin Hyp’s core values of transparency and environmental responsibility. From quiet zones to collaborative spaces, B-One offers a wide range of spatial configurations. At the heart of this modern and green office building is the multi-story “Town Hall” with its open staircase and seating areas – a central hub for exchange, creativity, and collaboration.
