NOVUM Hospitality opens "Holiday Inn – the niu Pax" at Mizar Gate Office at BER

DIE Deutsche Immobilien Entwicklungs AG (DIEAG) hands over the first section of the final parts of the Mizar Gate Offices (MGO) for the opening of the first of two planned new hotel projects on Mizarstraße, at the corner of Hans-Grade-Allee in Neu-Schönefeld, in close proximity to Berlin Brandenburg Airport (BER). For this purpose, Buildings A and C of the complex, originally designed for office use, were converted into hotel properties based on the plans of Ganter Architekten (Bernau near Berlin) and DIEfabrik GmbH (Oldenburg). The conversion and fit-out work was carried out by DAG Revitalisierung GmbH.

Mizar Gate Office: New hotel project at BER

Novum Hospitality and IHG Hotels & Resorts are leasing a total of 12,405 m² in the two separate buildings, A and C, of the Mizar Gate Office complex, which consists of three buildings with a total rental space of 19,200 m² (MF-GIF). The complex, originally designed as an office property, was built according to plans by Blumers Architekten (Berlin) in cooperation with Ed. Züblin AG as general contractor. Tenants in Building B, which continues to be used as office space, include renowned companies such as Molex, e.distherm, Carrier, Swagelok, and Züblin, among others. The buildings were constructed in compliance with valid energy and sustainability standards and received LEED Gold precertification (for all three buildings A, B, and C). A total of 240 parking spaces are available to tenants—89 underground and 151 above ground. Thanks to the city motorway and a well-developed public transport network, both central Berlin and the Berliner Ring motorway can be reached quickly. Today, the Brandenburg airport municipality of Schönefeld is already among the fastest-growing regions in Germany.

Dynamic development and future prospects

"With the conversion of Mizar Gate Office into a hotel property, we have responded quickly and flexibly to the changing demand situation at BER. The upcoming hotel opening is a prime example of how dynamically development can be realized within existing structures – and that economically viable solutions are possible even under challenging conditions," said Maik Andrack, Head of Business Development and Leasing at DIEAG. Future Dual-Brand Location with Candlewood Suites

With the opening of the Holiday Inn – the niu Pax in Building A of the MGO, NOVUM Hospitality and IHG Hotels & Resorts are continuing their successful co-brand partnership: The “Holiday Inn – the niu Pax” will offer travelers a modern upper-midscale hotel experience with 158 rooms in the immediate vicinity of Berlin Brandenburg Airport (BER). The offering will be complemented by a Candlewood Suites hotel in Building C of the MGO.

The “Holiday Inn – the niu Pax” will in future form a dual-brand location together with Candlewood Suites, combining both classic short-stay accommodations and long-stay options. This will create additional lodging opportunities directly at BER for both short- and long-stay guests at a single location—ideal for business travelers, project staff, and digital nomads. NOVUM Hospitality and IHG Hotels & Resorts are already successfully implementing this combined concept at other sites—for example in Charlottenburg, also in the capital, as well as in Düsseldorf.

Prime location for travelers and business guests

The Holiday Inn – the niu Pax benefits from its strategic location in southeast Berlin: Just a few minutes from BER, hotel guests enjoy short distances to the terminal as well as quick connections to Berlin’s city center via the nearby A113 and A117 motorways. The surrounding region is also easily accessible, making the hotel an attractive choice for transit passengers, conference attendees, and visitors to the capital alike.

Design concept with airport symbolism

Inside the hotel, the theme of travel is also reflected in the design concept. The interior design is inspired by the dynamism and aesthetics of flying: clean lines, subtle references to airport architecture, and modern materials create an atmosphere that is both cosmopolitan and welcoming. The design is complemented by comic-style wall graphics, giving the hotel a unique character. The name “Pax” derives from the abbreviation commonly used in the aviation and travel industry for “Passengers” and emphasizes the property’s location reference.

The 158 rooms of the “Holiday Inn – the niu Pax” are comfortably equipped with, among other things, a flatscreen TV, Bluetooth soundbox, and high-speed Wi-Fi. At the same time, the brand’s characteristic “Living Lobby” serves as a multifunctional melting pot for interaction, co-working, or relaxed stays. Locals are also welcome, making the hotel a lively meeting point within the neighborhood.
