The building permit for OFB Projektentwicklung's flagship project has been granted: Work on the pioneering commercial complex at Innsbrucker Platz in Berlin can now begin. OFB, specializing in the development of innovative and sustainable real estate, is realizing a 29,000 sqm gross floor area (GFA) project featuring future-oriented office, retail, and gastronomy spaces in a prime location in the German capital. The building, THE FRIEDENAUER, is designed for climate-neutral operation and is equipped with state-of-the-art building technology and automation from Kieback&Peter. As the anchor tenant, Kieback&Peter will occupy over 7,000 sqm of office space, consolidating its company headquarters at this single location.

As part of the emerging Friedenauer Höhe district, this flagship project follows a holistic sustainability approach. The 8,700 sqm site will host a 47.5-meter-high building, spanning seven to eleven floors. More than 100 parking spaces equipped with EV charging stations and dedicated bicycle parking in a custom-designed Mobility Hub will also be provided. Initial preparatory construction work was completed at the end of last year, and excavation and foundation work will now commence. High-rise construction is scheduled to begin in summer 2025, with completion planned for mid-2027.
The property is being developed in compliance with the German Sustainable Building Council (DGNB) standards, aligned with the EU taxonomy, and aims for certifications from DGNB and WiredScore. Key features of the new development include a climate-neutral building operation concept and smart office readiness. A crucial component is the innovative and sustainable energy concept, which is being implemented as a pilot project with the support of Berliner Wasserbetriebe. The energy supply will be provided through wastewater heat recovery from the mixed water sewer system.
The THE FRIEDENAUER new-build project serves as the gateway to the Friedenauer Höhe district, which will feature 1,060 residential units and a spacious public park as a green recreational area. Situated at the interface of Schöneberg and Friedenau, the location offers excellent public transport connections and prime accessibility for private transportation.
