OFB develops a new sustainable urban district

OFB Projektentwicklung GmbH has acquired a site of approximately 7,100 square meters located at Holzmarktstraße 36–42 in Berlin’s Friedrichshain-Kreuzberg district. The site is situated close to Ostbahnhof railway station and the River Spree, in the dynamic Mediaspree area. For many years, the property had been used as a gas station, which has since been dismantled. Soil remediation has been completed. The seller of the site is the HERECON Group. The parties have agreed not to disclose the purchase price.

Sustainable mixed-use district planned

OFB plans to develop a sustainable, mixed-use urban district on the site, comprising around 35,000 square meters of above-ground gross floor area. The district is designed to closely integrate work, living, retail and social interaction, creating a vibrant urban environment with a high quality of stay.

Planning and construction start

The plans are based on designs by TCHOBAN VOSS Architekten Berlin and are subject to the relevant regulatory approvals. A positive preliminary building permit has already been granted, obtained by HERECON in cooperation with TCHOBAN VOSS. Construction is scheduled to begin in 2026.

Dynamic surroundings and infrastructure

The surrounding Holzmarkt area is characterized by a diverse mix of established buildings and new developments, including office, commercial, hotel and residential uses. Nearby landmarks include the cultural and event venue Holzmarkt 25, the East Side Gallery, and the rapidly developing area around Ostbahnhof. With excellent public transport connections and a growing share of modern architecture, this part of Friedrichshain-Kreuzberg is considered one of the capital’s most forward-looking locations.

HERECON was advised on planning law matters by the law firm GSK Stockmann in Berlin and received transaction-related legal advice from WAGENSONNER Rechtsanwälte in Munich.
