Financing for the project Berlin Cell and Gene Therapies (CGT), one of the most significant life science developments in Europe, has been successfully secured. The project developer iQ spaces, which specializes in research and laboratory real estate, together with its partner UBS Asset Management (UBS AM), has obtained project financing of more than EUR 100 million. The financing partner is Hamburger Sparkasse.
The total project volume of project Berlin CGT amounts to approximately EUR 200 million and represents an important future-oriented development for biomedical research in Germany. It is being realized by iQ spaces and UBS AM in close cooperation with Bayer AG, Charité – Universitätsmedizin Berlin, and the Berlin Institute of Health at Charité (BIH). Completion is planned for 2028.
The project Berlin CGT is part of the Bayer Open Innovation Campus and is being built in the immediate vicinity of Berlin Central Station and the Charité Campus Berlin-Mitte. On a total area of around 20,000 square meters, iQ spaces and UBS AM are constructing a modern, ten-storey innovation center for biotechnology and life science companies. The complex is intended not only to provide research and laboratory space, but also to create a place for interaction and collaboration between science, clinical practice, and industry.

In a first step, long-term leases have already been signed, including 4,400 square meters for the Bayer Co.Lab, an incubator for biopharma start-ups, as well as 6,500 square meters for Gene and Cell Therapies Incubator Berlin GmbH, a joint venture between Bayer and Charité.
The architectural design for project Berlin CGT comes from the firm HENN, with project management by SMV. The construction company WOLFF & MÜLLER has taken on the turnkey implementation. Legal advisors to the project include Greenberg Traurig and DLA Piper. Jones Lang LaSalle (JLL) supported the commercial due diligence and the project financing process.
